Fair, visible pricing for Riverside County HOAs
Work out your management fee yourself
Most management companies make you call before they’ll talk numbers. We publish ours. Your fee comes from two figures you already know: the number of owners and the monthly dues they pay.
We charge a flat per-owner fee plus 2% of monthly dues, a rate below the industry average. Your board then decides how much support it wants on financials and board meetings. Ordinary tasks like lining up vendors or checking in with your attorney are part of the job, not add-on charges.
Enter your details in the calculator on our Pricing page, then ask us for a written quote. Expect it within one business day. A complete list of services and fees lives on our Transparency page.

What challenges do Riverside County HOAs face?
Riverside County boards are juggling young communities handed over by builders, reserves funded at about half, wildfire on the western edge, and desert heat in the Coachella Valley. The numbers behind that:
New communities and the builder handoff
Much of southwest Riverside County was built in the last few decades, from Temecula and Murrieta to Menifee and South Corona. When a developer turns an association over to homeowners, the new board inherits whatever budget, reserve plan, and vendor contracts the builder set up.
We review all three in the first months, flag anything underfunded, and help the board set its own course.
Reserves sitting near the halfway mark
Average reserve funding is about 50% in the city of Riverside and 49% in Temecula. Below 30% usually means a high chance of a special assessment, and above 70% means a low one.
We coordinate your reserve study and raise contributions in steady steps, so a pool resurfacing or roof replacement doesn’t arrive as a surprise bill.
Insurance: wildfire to the west, heat to the east
In September 2024, the Airport Fire burned about 23,526 acres from Trabuco Canyon into Riverside County and destroyed 160 structures. Associations near the Santa Ana Mountains and other wildland edges have seen master premiums climb 200% to 500% at a single renewal, or lose coverage altogether.
Out in Indio and Palm Desert, summer heat wears down roofs, HVAC units, and pool equipment faster. We plan for both, work with your broker ahead of renewal, and know the California FAIR Plan now offers commercial limits up to $20 million per building.
Deck and balcony inspections
California’s SB 326 applies to condo projects with three or more units. A licensed structural engineer or architect has to inspect balconies, decks, and elevated walkways, and the inspection repeats at least once every nine years. Whatever the inspector finds goes into the reserve study.
Haven’t done yours, or still need to fund the repairs? We’ll line up the inspection and build the cost into your plan.
Close to home
The Mission Inn’s rooftops, Temecula’s wineries, the shops along El Paseo, and summer days at Lake Perris all make Riverside County an easy place to put down roots. A well-managed HOA helps keep it that way.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

Riverside County HOA management FAQs
Yes. Our Riverside office serves associations across the county, from the Inland Empire to the Coachella Valley. Your manager works locally, so meetings and site visits don’t require a long drive.
Your manager inspects the community in person at least every other month. More frequent visits are available for a small additional fee.
The HOASnapshot is our own association report, similar to a Carfax for your community. It pulls the essentials from your CC&Rs, budget, reserve study, delinquencies, and any legal matters, then ranks what needs attention first. Boards treat it as their starting point for decisions.
Yes. We manage close to 1,000 properties and 260+ associations, and we carry these policies:
- General Liability – Applies when a person is injured or property is damaged at an association, a rental, or a project site.
- Errors and Omissions – Covers our real estate activities, including association management, residential management, and sales.
- Cybertheft – Protects operating, trust, and reserve accounts from theft by criminals who go after anyone holding funds.
- Workers’ Compensation – Covers employees, managers, and agents injured on the job.
- Fidelity Bond – $1,000,000 of protection for association funds in our care.
Yes. Not every manager suits every board, and when that happens, our leadership will move your account to someone else. Please give any new manager a few months to get to know your community before deciding.
Start by ending your current management agreement. Check its termination terms: some contracts need 30 days’ notice, others 60, and some can only be canceled during one 30-day window before they renew for a year. Once your notice goes out by email or in writing, you sign with us and our transition team gets to work. We contact your previous company, obtain the “owner role,” collect your governing documents, change your banking, and welcome your owners. The process can take 30 days, but 45 is ideal.
