Clear pricing for San Diego County HOAs
Price your management fee in minutes
You should be able to see what management costs before anyone pitches you. We publish our rates online, and your fee rests on two numbers: the count of owners in your association and their monthly dues.
Our pricing is a flat per-owner fee plus 2% of monthly dues, below the industry average. On top of that, your board selects how much support it wants with financial reporting and meetings. Routine jobs like scheduling vendors or coordinating with your attorney stay in the base price.
Use the calculator on our Pricing page, then request a written quote. We’ll get it to you within one business day. For an itemized view of every service and fee, open our Transparency page.

What should San Diego County HOA boards plan for?
San Diego County boards are planning around reserves funded at about half, wildfire in the inland hills, flood risk after the 2024 storm, and salt air on the coast. The data:
Coastal condos and inland master plans
More than half of the county’s associations are in the city of San Diego (2,514 of 4,244). They range from older condo buildings near the beaches to master-planned communities in the inland neighborhoods.
A coastal building’s budget leans toward exterior repairs and corrosion, while an inland community spends more on slopes, landscaping, and fire prevention. We build each plan around the property in front of us.
Reserves hovering at 50%
Average reserve funding sits near 50% in both Carlsbad and Oceanside. Funding under 30% generally signals a high risk of a special assessment; over 70% signals a low one.
We coordinate your reserve study and increase contributions in measured steps, so owners aren’t blindsided by a large one-time charge.
Insurance for fire country and the coast
The CAL FIRE-reported 2003 Cedar Fire burned 273,246 acres in San Diego County and destroyed 2,820 structures. Associations in fire-prone areas have since seen master premiums jump 200% to 500% at a single renewal or lose their carrier.
Coastal communities fight a different enemy: salt air that eats away at railings, stairways, and balcony framing. We work with your broker ahead of renewal and know the California FAIR Plan now writes commercial limits up to $20 million per building.
Flood risk after the 2024 storm
On January 22, 2024, San Diego took 2.73 inches of rain in a single day, and FEMA counted 4,856 damaged structures countywide, including neighborhoods along Chollas Creek.
Many master policies don’t cover flooding. We help boards check whether flood coverage makes sense, keep drains and channels maintained, and add drainage upgrades to the reserve plan.
Balcony and walkway inspections
California’s SB 326 requires condo projects with three or more units to have a licensed structural engineer or architect inspect balconies, decks, and walkways and repeat the inspection at least every nine years. These findings must go into the reserve study.
Along the coast, moisture speeds up wood rot, so if your inspection is overdue or the repairs aren’t funded, we’ll help get both on the calendar.
Close to home
Balboa Park’s museums, Petco Park on a summer night, the Coronado beaches, and the Torrey Pines bluffs are why so many people choose San Diego County. A well-managed HOA helps protect the home they come back to.

San Diego County HOA management FAQs
Our Riverside office supports our San Diego County communities, backed by the same headquarters team that serves our entire portfolio. Your manager schedules regular site visits and in-person board meetings.
Yes. Your manager inspects the property at least once every two months. Boards that want more visits can add them for a small fee.
The HOASnapshot is our proprietary report, a Carfax for associations. It reviews your CC&Rs, budget, reserve study, delinquencies, and any lawsuits, then highlights the issues that need attention first. Boards use it as the baseline for budgets and major votes.
We oversee nearly 1,000 properties and 260+ associations, so our insurance is broad:
- General Liability – Pays for injuries or property damage that happen in a community we manage, at a rental, or while work is underway.
- Errors and Omissions – Protects clients if a mistake happens in our association management, residential management, or sales work.
- Cybertheft – Guards your operating, trust, and reserve accounts against fraud and online theft.
- Workers’ Compensation – Takes care of our staff, managers, and agents if they get hurt while working.
- Fidelity Bond – $1,000,000 of coverage for the association funds we hold.
Yes. If the relationship with your manager isn’t working, let our management team know and we’ll assign a new one. We ask boards to give any new manager a few months to settle in before making a change.
A typical transition takes 30 to 45 days. First, end your current contract; check whether it requires 30 days’ notice, 60, or cancellation during a specific 30-day window before an automatic one-year renewal. Once you’ve given notice in writing or by email, you sign our agreement. Our transition team then contacts your previous company, takes over the “owner role,” collects your governing documents, moves your bank accounts, and onboards your owners. We can finish in 30 days, but 45 gives everyone more room.
