Honest pricing for San Bernardino County boards
Your management fee, no guesswork
Knowing what management will cost shouldn’t take three phone calls. We list our rates publicly, and your fee is driven by just two things: your owner count and your monthly dues.
You pay a set fee per owner plus 2% of monthly dues, which comes in under the industry average. Your board chooses how much extra help it wants with financials and board meetings. Standard work, such as managing vendors or talking with your attorney, is already included.
Try the calculator on our Pricing page and request a written quote; we’ll send it within one business day. You can see every service and fee on our Transparency page.

What issues are San Bernardino County HOAs dealing with?
San Bernardino County boards face reserves funded at about half, wind-driven wildfire along the foothills, a 2029 deadline to stop watering decorative turf, and mountain upkeep that valley communities never see. The numbers:
Valley master plans and mountain cabins
Most of the county’s associations sit in the west valley, in places like Ontario, Rancho Cucamonga, and Chino. Many are layered, with a master association over neighborhood associations.
Mountain communities like Lake Arrowhead bring a different budget entirely: snow removal, private roads, and deferred upkeep on older structures. We set up each budget around what your community actually has to maintain.
Reserves at roughly half funded
Rancho Cucamonga and Ontario associations both average about 50% reserve funding. Under 30% points to a high risk of special assessments, and over 70% points to a low one.
We coordinate reserve studies and build contribution schedules that close the gap a step at a time.
Insurance: wind and wildfire
The September 2024 Line Fire started just north of Highland and burned about 43,978 acres in San Bernardino County. Foothill and mountain associations in fire-prone areas have watched master premiums rise 200% to 500% at one renewal, or lose coverage outright. Santa Ana winds add roof, tree, and fence damage to the list.
We work with your broker early, keep defensible-space records current, and know the California FAIR Plan raised its commercial limits to $20 million per building.
Turf conversion before 2029
Under AB 1572, HOA common areas must stop using drinking water on nonfunctional turf starting January 1, 2029. That’s the decorative grass in medians, along sidewalks, and around entries.
Replacing it takes planning and money, so we help boards map which areas qualify, collect landscaper bids, and spread the cost over the years left.
Elevated decks under SB 326
Condo projects with three or more units must have balconies, decks, and walkways inspected by a licensed structural engineer or architect, with repeat inspections at least every nine years. The results must be folded into the reserve study.
Mountain decks take a beating from snow and freeze-thaw cycles, so we help boards schedule inspections and fund repairs before they get worse.
Close to home
Mount Baldy in winter, the lake at Lake Arrowhead in summer, and Victoria Gardens and Ontario Mills year-round: San Bernardino County has a little of everything. A well-run HOA helps your corner of it stay that way.

San Bernardino County HOA management FAQs
Our Riverside office supports associations in San Bernardino County. It’s a short drive from Upland, Rancho Cucamonga, Fontana, and the other valley cities, so your manager can get to your property quickly.
Your manager walks the property in person at least once every two months. Want more frequent visits? We can add them for a small fee.
The HOASnapshot is our in-house association report, a Carfax-style summary for your community. It distills your CC&Rs, budget, reserve study, delinquencies, and any litigation into a ranked list of what matters most. Boards rely on it as a baseline for big decisions.
With nearly 1,000 properties and 260+ associations under management, we carry:
- General Liability – Responds when someone is hurt or property is damaged at one of our communities, rentals, or job sites.
- Errors and Omissions – Covers professional errors in our association, residential, and sales work.
- Cybertheft – Shields operating, trust, and reserve funds from criminals who target money handlers.
- Workers’ Compensation – Protects our team members if they’re injured at work.
- Fidelity Bond – $1,000,000 protecting the funds we hold for associations.
It happens, and it’s fixable. Tell our management team, and we’ll assign a different manager to your community. We only ask that you give the new manager a few months to get to know your board and property.
First, cancel your existing management contract. Look carefully at the termination language: some contracts need 30 days’ notice, some 60, and some can only be canceled during a single 30-day window before auto-renewing for a year. After you send notice by email or letter, you sign our agreement and our transition team steps in. We reach out to your former company, secure the “owner role,” gather your governing documents, transfer your bank accounts, and introduce ourselves to your owners. A transition can be done in 30 days, though 45 is better.
