Helping Rialto boards get more done
Pricing that makes sense
Your board should be able to forecast management costs with confidence.
That's why our all-inclusive rates are on our website, and the standard services are already built in.
Once you're with us, pricing stays consistent.
You'll see a 2% fee that comes in under the industry average, clear per-owner charges, and a menu of financial and meeting services to choose from.
Estimate your cost with the calculator on our Pricing page, then request a free quote. We'll confirm the price in writing within one business day.
Everything's explained on our Pricing and Transparency pages.
Seven written guarantees
They're part of the contract you sign. Whenever we fall short, we fix it and your fee goes down.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
Personal service, solid resources
Whether your HOA has twelve doors or several hundred, we're built to serve it. Being family-owned gives us more resources than an independent manager and more of a human touch than large national companies.
A team you can count on
We keep portfolios manageable, so your manager can stay responsive and thorough.
Local managers bring a positive, get-it-done attitude.
They're supported by regional supervisors based in our Riverside office.
Our corporate office has HOA pros who understand the state and federal rules your association must follow.
As a client, your board can email founder and CEO Scott Brady anytime.
The person who started it all
Scott Brady has worked in Southern California real estate since 2012. He started Progressive Association Management in 2020 because he believed HOAs deserved better. He has advocated for reform in local government and Sacramento, written the book on HOAs, and developed tools to help associations stay financially sound.
Knowledge for Rialto boards
Our free library helps directors understand budgets, governing documents, meetings, and more.
Boards that self-manage can use it at no cost.
Rialto HOA essentials
Small communities with shared amenities
Most Rialto associations are small townhome and condo communities with a shared pool and common landscaping.
Wear from wind and sun
Santa Ana winds and summer heat are tough on landscaping and fencing in Rialto. Budgets should plan for shorter replacement cycles than coastal communities do.
Two fault zones and frequent wind
Rialto lies near the San Jacinto and San Andreas fault zones, and wind is one of the most common sources of damage claims here. Both deserve a careful coverage review.
Planning the large projects
Reroofing, repaving, and pool work are the most common large projects in Rialto. Steady reserve funding keeps them from becoming assessments.
Route 66 and easy rail access
Route 66's famous Wigwam Motel, Frisbie Park, and Metrolink access make Rialto a convenient place to live.

The manager for our property is Alyssa. She is very professional, always quick to return phone calls and emails, and is very proactive in getting needed quotes and repairs. She is a huge asset to Progressive.

I had the privilege of working with Alyssa Kraus. She is incredibly responsive, detail oriented, and knowledgeable. So grateful for all her help!
Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

Yes, at least once every two months for an on-site inspection. More frequent walks are available for a small fee.
It's our own association report, modeled on the idea of a Carfax. It reviews your CC&Rs, budget, reserve study, delinquencies, litigation, and other essentials, then puts them in priority order for your board.
With almost 1,000 properties and more than 269 associations in our care, we carry these policies:
- General Liability – Injury or property damage related to our services.

Yes. If the fit isn't right, our management team will assign someone else. We'd only ask that you give a manager a few months to understand your community first.
Your board will first need to end its current management contract. Review the termination section: notice periods of 30 or 60 days are common, and some contracts only let you cancel within a 30-day window before they renew for a year. Email or written notice is usually acceptable. After you sign with us, we take over the switch. We'll reach out to your previous company, step in as owner, collect governing documents, move your bank accounts, and onboard owners. We can complete it in 30 days, though 45 is ideal.
