The rate falls
as the community grows.
A flat fee per owner, per month. Larger communities cost less per door because the work per door is lower. Your row is highlighted as you change the calculator.

What we don’t
bill you for.
Plenty of companies meter the ordinary work of managing a community. We do not. None of the following appears on your invoice, ever.
- Coordinating your VendorsGetting quotes, scheduling, chasing the work.
- Managing your ContractorsOn site, on the phone, until it is done.
- Talking to your attorneyCalls, documents, sitting in on the matter.

The rest of it
Everything else you would be billed.
Four recurring charges and one at the start. That’s the whole list.
Every charge is written into the management agreement. Nothing is discovered later.
Management software access
Owner portal, online payments, board financials.
E-check payments
Charged per owner paying by e-check through the portal.
Annual budget assistance
Waived if your finance committee prepares the budget.
Recording meeting minutes
Waived if your secretary records them. Paid entirely to your manager.
One-time set-up
Charged once, at transition.
Two things worth knowing
Late charges are split 50/50 with the association. Hard costs, such as paper, printing, postage and storage, are reimbursed at cost and itemized in the contract.
