Year-round support for Indio boards
Pricing as clear as desert sky
Seasonal communities need steady, predictable costs.
Our inclusive pricing covers routine services without surprise extras. We publish our rates, so your board can estimate costs from anywhere, even if you're out of town for the summer.
And the rate doesn't change with the seasons.
You'll pay a 2% management fee, less than the industry average, plus the usual per-owner charges, and your board chooses how much financial and meeting support to add.
Run your numbers through our Pricing page calculator. Then ask for a free quote, which we’ll confirm in writing within one business day.
Our Pricing and Transparency pages have the full story.
Seven guarantees, every season
They're written into our contracts. When we fall short, we fix things and lower your fees.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
A family company that reaches the desert
Small casita communities and large resort-style associations both fit our model. Family ownership gives us more capacity than a single local manager and more care than a national firm.
Managers who stay engaged year-round
Sustainable portfolios mean our managers stay engaged even in the quiet summer months.
We already manage associations in Indio.
Supervisors in our Riverside office support them.
Our family-owned head office keeps track of the federal and California laws that apply to desert communities too.
You'll also have direct access to Scott Brady, our founder and CEO, by email.
Who's behind the company
Scott Brady has worked in Southern California real estate since 2012. In 2020, he founded Progressive Association Management to reform how HOAs are run. He's advocated for change at the local and state level, written the book on HOAs, and built tools that keep associations financially sound.
Resources for desert board members
Our resource library is free and online, so board members can learn from anywhere, whether they're home or away.
Self-managed boards are welcome too.
Desert HOA essentials for Indio
Golf, active-adult, and newer communities
The city's associations include golf communities, active-adult neighborhoods, and newer planned developments with shared pools and clubhouses.
Utilities, pools, and water rules
In the desert, utilities, pool upkeep, and landscaping take a big share of the budget. Local water rules also shape decisions about turf and plant choices.
Extreme heat and flash floods
Indio summers are hard on roofs, HVAC units, and pool systems, and monsoon storms can bring sudden flash flooding. A good coverage review accounts for both.
Clubhouses, courses, and roofs
Golf course and clubhouse upkeep, roof replacements, and turf conversion are the major reserve items in Indio. Steady funding keeps assessments away.
Festivals, polo, and dates
The Coachella and Stagecoach festivals at the Empire Polo Club and the famous Shields Date Garden put Indio on the map.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. Your manager inspects on-site at least every other month, year-round. Extra visits are available for a small fee.
It's our proprietary association report, similar to a Carfax. It organizes the CC&Rs, budget, reserve study, delinquencies, litigation, and other key data by priority so boards have a baseline for decisions.
With almost 1,000 properties and over 269 associations in our portfolio, we carry:
- General Liability – Covers injury or damage at communities, rentals, or job sites.
- Errors and Omissions – Covers our agents' management and sales work.
- Cybertheft – Protects operating, trust, and reserve funds.
- Workers Compensation – State-fund coverage for injured staff.
- Fidelity Bond – A $1,000,000 bond protects funds in our care.
Contact our management team and we'll assign someone else. Please give your manager a few months to learn the community first.
First, end your current management agreement. Check the notice terms, since some contracts need 30 days, some 60, and a few only allow cancellation in one 30-day window before renewing for a year. Terminate by email or letter. Then sign with us, and our team handles the rest: contacting your previous company, taking over the owner role, collecting governing documents, switching banks, and onboarding owners, including those who are out of town. Thirty days is possible; 45 is better.
