Clear pricing for every budget
Older communities especially need to know their costs ahead of time.
Our pricing is all-inclusive, with no hidden charges. We post rates on our site so you can estimate before reaching out.
After setup, your costs stay put.
It's a 2% management fee, under the industry average, along with per-owner charges. Your board picks the financial and meeting support it wants. That's all.

A family company for Moreno Valley communities
Older planned communities and new east-side neighborhoods have different needs, and we handle both. Family ownership gives us more resources than a small local shop and more personal care than national firms.
Managers who plan for what's next
Sustainable portfolios give our managers time to plan for replacement cycles instead of scrambling.
Our managers already serve Moreno Valley associations.
Supervisors in our Riverside office back them up.
Our family-owned corporate office supports them with HOA professionals who follow state and federal law closely.
Your board also gets a direct email line to Scott Brady, founder and CEO.
Who started Progressive
Scott Brady began working in Southern California real estate in 2012. He created Progressive Association Management in 2020 after seeing how often boards were underserved. He's advocated for reform at the local and state level, written the book on HOAs, and built tools to help associations stay financially sound.
Resources for Moreno Valley boards
We give away a full library of board resources because better information helps every HOA.
Self-managing boards can use it too.
Moreno Valley HOA planning
1980s communities and newer east-side neighborhoods
The city's associations include planned communities from the 1980s building boom and newer neighborhoods on the east side, each at a different point in its replacement cycle.
Heat and wind wear things out
Valley heat shortens the life of roofs and pool equipment, and strong wind events can damage trees and fencing. Both deserve a place in the maintenance plan.
Box Springs fire exposure and wind claims
Neighborhoods near the Box Springs Mountains and open land have wildfire exposure, and strong winds are a common source of damage claims. Your broker can help you weigh both.
Steady funding for shared amenities
Pools, paving, and perimeter walls are common reserve items in Moreno Valley. Boards that fund them steadily now avoid sharp increases later.
Lake Perris and open space
Lake Perris, the March Field Air Museum, and the Box Springs trails give Moreno Valley residents plenty of room to get outside.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. We inspect each community in person at least every other month, and boards can request more for a small fee.
Our HOASnapshot is a proprietary report that reads like a Carfax for your HOA. It compiles the CC&Rs, budget, reserve study, delinquencies, litigation, and more, then ranks what matters. Boards use it as a baseline.
Yes. With about 1,000 properties and over 269 associations to protect, we carry:
- General Liability – For injuries or damage at managed communities or on the job.
- Errors and Omissions – Covers agents in management and real estate sales.
- Cybertheft – Insures operating, trust, and reserve funds against theft.
- Workers Compensation – State-fund coverage for our staff.
- Fidelity Bond – Funds in our care are bonded to $1,000,000.
Yes. Contact our management team and we'll reassign your community. Give your manager a few months to learn the property first.
First, end your current management contract. Check the termination terms, since some need 30 days' notice, some 60, and some only allow cancellation in a single 30-day window before renewing for a year. Email or a letter works. Then sign with us, and we'll handle the transition: contacting your old company, assuming the owner role, collecting governing documents, switching banks, and onboarding owners. Thirty days is possible; 45 is better.
