Fewer chores for San Clemente boards
No-mystery management fees
Your board shouldn't have to decode an invoice.
We roll routine services into one inclusive price and skip the add-on fees. Rates are on our website, so you can figure the cost from the couch.
And after you sign, the number won't drift.
Expect a 2% management fee (lower than the usual industry rate) and standard per-owner charges, plus whatever financial and meeting support your board selects. Nothing else hides in there.
The calculator on our Pricing page turns your HOA's basics into an estimate. Request a free quote, and a written confirmation follows within one business day.
The fine print is on our Pricing and Transparency pages.
Our seven non-negotiables
They live in the contract. Break one, and we owe your association both a fix and a lower fee.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
Coastal communities, personal service
San Clemente HOAs range from a handful of ocean-view condos to large hillside neighborhoods. We're comfortable with all of them. Being family-owned lets us outpace a one-person manager on resources while staying far more personal than any national brand.
A manager who isn't juggling fifty boards
We limit portfolio sizes on purpose. The result is a manager with real time to think about your community.
We already manage associations in town.
Our regional supervisors keep those managers sharp.
Up at our family-owned headquarters, compliance-minded HOA professionals keep track of every state and federal rule that applies.
If you ever need to, you can email the founder and CEO, Scott Brady, yourself.
The person who started it all
Scott Brady's real estate career in Southern California dates to 2012. Seeing how often associations were poorly served, he started Progressive Association Management in 2020. He's made the case for reform to state and local leaders, written the book on HOAs, and designed tools to keep boards' finances healthy.
Board know-how, free for the taking
Our library of board resources is free. We'd rather spread good practices than hoard them.
Self-managed boards, dive right in.
Beach-town realities for San Clemente boards
Coastal condos and inland master plans
The city has older coastal condo buildings as well as master-planned inland communities with layered associations. Each needs its own approach to maintenance and reserves.
Understanding bluff erosion
Bluff erosion has affected the coastal rail line and nearby properties in recent years. Communities near the bluffs should understand their geotechnical risk and monitor it.
Land movement on the coast, fire inland
On the bluffs, land movement is the main insurance question. Inland, communities near open space face wildfire exposure. Most San Clemente boards need to think about one or the other.
Tile roofs and coastal balconies
Clay tile roofs, balconies, and slope drainage show up in many San Clemente reserve studies, and SB 326 inspections often add balcony repairs in coastal buildings.
Pier days and world-class surf
The San Clemente Pier, Casa Romantica's gardens, and the famous surf at Trestles make this one of the county's most loved beach towns.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
They do. A manager walks your community at least every two months. Need more eyes on things? Additional walks cost a small fee.
It's our own report, built to do for HOAs what a Carfax does for cars. Your CC&Rs, budget, reserve study, delinquencies, any legal matters, and more get distilled and sorted by priority. Boards return to it whenever a big call is on the table.

Let our management team know and we'll bring in someone new. Just give the original manager a few months to find their footing first.
Start by giving notice to your current company. Check the contract before you do. Many need 30 or 60 days, and some only let you out during a once-a-year 30-day window before auto-renewing. An email or a letter is fine. Once you sign with us, we take over: we call the old company, assume the owner role, pick up your governing documents, open new bank accounts, and onboard owners. Thirty days is possible, but 45 is smoother.
