A family company for Lake Forest
From a small townhome group to a lakeside community with hundreds of homes, we can manage it. Family ownership means more resources than a mom-and-pop manager and more personal care than a national firm.
Managers with room to plan
With sustainable portfolios, our managers have time to plan ahead for your community's needs.
Our local managers already serve communities in Lake Forest.
Regional supervisors provide backup and guidance.
Our family-owned corporate office is home to HOA professionals who know the laws affecting your association.
You'll also have the direct email of Scott Brady, founder and CEO.
About Scott Brady
Scott Brady has been working in Southern California real estate since 2012. Recognizing that HOA management needed reform, he founded Progressive Association Management in 2020. He's advocated for change at the local and state level, written the book on HOAs, and built tools to keep associations financially healthy.

Lake Forest HOA guide
Lake communities and Foothill Ranch
The city's associations include lake communities with private beach clubs, plus layered master and neighborhood associations in Foothill Ranch.
Caring for water features
Associations around the lakes maintain water features, docks, and beach clubs. These need specialized vendors and their own lines in the reserve study.
Wildfire near Whiting Ranch
Portola Hills and Foothill Ranch border open space, and the 2020 Silverado and Bond fires burned nearby. Insurers look closely at communities along that edge.
Lakes, slopes, and streets in the reserves
Lake upkeep, slope work, and private streets are the major reserve items in Lake Forest. Funding them steadily keeps owners from facing a special assessment.
Red Rock Canyon and Heritage Hill
The lakes, Red Rock Canyon in Whiting Ranch Wilderness Park, and Heritage Hill Historical Park make Lake Forest a south county gem.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. Your manager inspects the community on-site at least every other month. Extra inspections are available for a small fee.
It's a proprietary association report, much like a Carfax. It gathers your CC&Rs, budget, reserve study, delinquencies, litigation, and other key data, then ranks priorities. Boards use it as a benchmark.
We manage about 1,000 properties and over 269 associations, so we carry comprehensive coverage:
- General Liability – Covers injury and damage at communities, rentals, or job sites.
- Errors and Omissions – Protects agents in association management and sales.
- Cybertheft – Covers operating, trust, and reserve funds.
- Workers Compensation – State-fund coverage for staff injuries.
- Fidelity Bond – A $1,000,000 bond for funds on hand.
Contact our management team, and we'll assign a new manager. We do ask that you give your current one a few months to learn the property.
First, terminate your current management agreement. Read the contract carefully, since some allow 30 days' notice, some 60, and a few only permit cancellation during a set 30-day window before renewing for a year. Terminate by email or letter. Then sign with us and we'll handle the rest: contacting your previous company, obtaining the owner role, collecting governing documents, changing banks, and onboarding owners. Thirty days works, but 45 is preferred.
