Pricing you can check before calling
We keep pricing open and steady.
It's all-inclusive, so there are no hidden extras for routine work. And our rates are online, letting your board estimate costs ahead of time.
Once you're with us, rates stay consistent.
Our pricing pairs a 2% management fee, below the industry average, with standard per-owner charges. Your board then chooses the financial and meeting support it needs. Nothing else.
Try our Pricing page calculator with your HOA's details. Then request a free quote and we'll confirm everything in writing within one business day.
Our Pricing and Transparency pages go into detail.

A family company for planned communities
Small sub-associations and large master communities both fit our model. We're family-owned, with more resources than a solo shop and more personal attention than a national company. You'll be known and well supported.
An organized, dependable team
Our managers keep sustainable portfolios, giving them time to manage your community with care.

The founder of Progressive
Scott Brady has worked in Southern California real estate since 2012. He founded Progressive Association Management in 2020 to bring reform to HOA management. Aliso Viejo HOA board insights
Master and neighborhood associations
Almost every home in Aliso Viejo sits inside a layered structure: a master association covering shared amenities, plus a neighborhood association for the immediate community.
Explaining two sets of dues
When owners pay more than one assessment, they want to know what each one covers. Clear, regular communication about responsibilities keeps trust high between owners and both boards.
Living next to the wilderness park
Communities that border Aliso and Wood Canyons have wildfire exposure, and insurers may ask about fuel modification and roofing materials at renewal.
The first big replacement cycle
Many of the city's original buildings are now 30 to 40 years old, so roofs, paving, and plumbing are starting to come due. Steady reserve funding keeps those projects from becoming assessments.
Canyons, Town Center, and the coast
Aliso and Wood Canyons, the Town Center, Grand Park, and a short drive to Laguna Beach make Aliso Viejo a south county favorite.

The manager for our property is Alyssa. She is very professional, always quick to return phone calls and emails, and is very proactive in getting needed quotes and repairs. She is a huge asset to Progressive.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. We inspect every community on-site at least every other month. Boards can add more inspections for a small fee.
Our proprietary HOASnapshot works like a Carfax. It pulls together your CC&Rs, budget, reserve study, delinquencies, litigation, and other key data, then prioritizes everything. Boards use it as a benchmark.

Yes. Reach out to our management team and we'll reassign your account. We ask that you give your manager a few months to get settled first.
First, end your current management agreement. Review the terms carefully, since some need 30 days' notice, some 60, and a few only allow cancellation within one 30-day window before renewing for a year. Terminate by email or letter. Then sign with us, and we'll handle the transition: contacting your old company, taking on the owner role, collecting governing documents, switching banks, and onboarding owners. We can do it in 30 days, though 45 is ideal.
