Pricing that holds up to scrutiny
Clear, consistent pricing is a must for any well-run board.
Ours is all-inclusive, with no hidden charges for routine services. Rates are published online, so your treasurer can model costs before reaching out.
After you sign, rates stay predictable.
We charge a 2% management fee, under the industry average, plus standard per-owner charges. Your board selects its financial and meeting support. That's the complete structure.
Run your association through the calculator on our Pricing page. Request a free quote, and we'll confirm all details in writing within one business day.
Full details are on our Pricing and Transparency pages.

Personal service at master-plan scale
From a small sub-association to a large village community, we're equipped to manage it. As a family-owned company, we have more depth than a solo manager and more personal attention than national firms. You'll get a real relationship and real expertise.
Detail-oriented managers
Sustainable portfolios let our managers pay attention to the details Irvine boards care about.
Our local managers already serve associations in Irvine.
Regional supervisors add oversight and support.
Our family-owned corporate office has HOA professionals who know the state and federal laws that govern master-planned communities.
And your board gets direct email access to founder and CEO Scott Brady.
The founder of Progressive
Scott Brady has worked in Southern California real estate since 2012. He founded Progressive Association Management in 2020 to reform the way HOAs are managed. He's advocated for change with state and local leaders, written the book on HOAs, and built tools that keep associations on solid financial ground.

How Irvine associations work
Village and neighborhood layers
Almost every Irvine home belongs to two associations: a village master association and a neighborhood association, each with its own budget, CC&Rs, and board.
Owners who compare notes
With so many associations side by side, Irvine owners compare how theirs is run. Clear financials, responsive service, and well-documented decisions help a board stand out for the right reasons.
Open space and the 2020 fires
Neighborhoods near Quail Hill, Shady Canyon, and Orchard Hills border open space, and the 2020 Silverado and Bond fires burned close by. Insurers take that exposure into account.
When the older villages come due
Older villages such as Woodbridge and University Park are now more than 40 years old, so roofs and plumbing are reaching the end of their life. Steady funding prevents special assessments.
Spectrum, Great Park, and UCI
The Irvine Spectrum Center, the Great Park, and UC Irvine make Irvine one of the most livable planned cities in the country.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
At least every other month, on-site. Additional inspections are available for a small fee.
It's our proprietary association report, similar to a Carfax. It distills and ranks the CC&Rs, budget, reserve study, delinquencies, litigation, and other critical information. Boards use it as their decision-making benchmark.
We manage almost 1,000 properties and over 269 associations, so we carry comprehensive coverage:
- General Liability – Covers injury or property damage at communities, rentals, or job sites.
- Errors and Omissions – Covers our agents' professional real estate work.
- Cybertheft – Protects operating, trust, and reserve funds from fraud.
- Workers Compensation – State-fund coverage for job injuries.
- Fidelity Bond – A $1,000,000 bond protects funds we hold.
Yes. Contact our management team and we'll reassign your account. We ask that you allow a few months for your manager to learn your community first.
Start by terminating your current management contract. Review the termination terms: some contracts need 30 days' notice, some 60, and some only allow cancellation during a single 30-day window before renewing for a year. Send notice by email or letter. Then sign with us, and our team takes it from there, contacting your old company, assuming the owner role, collecting governing documents, switching banks, and onboarding owners. We need at least 30 days; 45 is ideal.
