Easier board service in Orange
Clear pricing, posted online
Predictable pricing makes budgeting easier for everyone.
We charge one all-inclusive rate for the services you receive, with no surprise extras. Since our rates are published, your board can estimate the cost before reaching out.
Once you're set up, the rate holds.
We use a 2% management fee, which comes in below the industry average, plus standard per-owner charges. Your board decides on the financial and meeting support it wants. That's it.
Enter your association’s details on our Pricing page calculator for an estimate. Then ask for a free quote, which we'll confirm in writing within one business day.
Our Pricing and Transparency pages have the specifics.

Who founded Progressive
Scott Brady has been working in Southern California real estate since 2012. He saw that HOA management needed reform and created Progressive Association Management in 2020. He's advocated for change at the local and state level, written the book on HOAs, and built tools that help keep associations financially sound.

Know before you plan: Orange HOAs
From Chapman-area condos to gated hillside communities
Orange has 1970s condo complexes near Chapman University as well as gated hillside communities near Santiago Canyon with private streets and large slopes. The range means no two reserve plans here look alike.
Design review near Old Towne
Near the historic district, exterior changes may go through city design review. Allow extra time for window, door, and paint projects that would be routine anywhere else.
Santiago Canyon and fire coverage
East Orange borders Santiago Canyon and the foothills, where the 2017 Canyon Fire 2 destroyed homes. Insurers look closely at foothill communities, and some boards here have faced non-renewals, so starting renewal early helps.
Slopes, walls, and fuel modification
In Orange's hillside communities, slope repairs, retaining walls, and fuel modification belong in the reserve study. Funding them steadily prevents a surprise assessment after a wet winter.
Old Towne charm
Old Towne's antique shops and cafes, Irvine Regional Park, and the Santiago Creek trail make Orange one of the most charming cities in the county.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. We do an on-site inspection at least every other month. If your board wants more, we'll add them for a small fee.
Our HOASnapshot is a proprietary report that works like a Carfax for associations. It compiles your CC&Rs, budget, reserve study, delinquencies, litigation, and other critical data into a prioritized summary that boards use as a benchmark.
With close to 1,000 properties and more than 269 associations in our care, we keep comprehensive coverage:
- General Liability – Covers injury and property damage at communities, rentals, or job sites.
- Errors and Omissions – Covers our agents in association management, residential management, and sales.
- Cybertheft – Protects operating, trust, and reserve funds from cyber theft.
- Workers Compensation – State-fund coverage for our staff.
- Fidelity Bond – Our $1,000,000 bond protects funds on hand.
Let our management team know and we'll assign another one. We ask that you give your manager a few months to get comfortable with your board first.
First, terminate your current contract. Review the terms carefully, since notice can be 30 or 60 days, and some contracts only allow cancellation during a specific 30-day window before renewing for a year. Send notice by email or letter. Then sign with us and we'll handle the transition: reaching out to your old company, taking the owner role, gathering governing documents, changing banks, and onboarding owners. It can take 30 days, but 45 is better.
