Know your cost ahead of time
Pricing ought to be simple and steady.
Our all-inclusive rate covers the services you use without hidden add-ons. Since we publish our rates, your board can estimate costs before talking to us.
Your rates stay predictable after onboarding.
It's a 2% management fee, lower than industry norms, plus standard per-owner charges. Your board then decides how much financial and meeting support it needs. That's the total.
Our Pricing page calculator gives a quick estimate. Request a free quote next, and we'll confirm in writing within one business day.

Garden Grove HOA considerations
Small condos to large townhome communities
Associations here range from small condo complexes to larger townhome communities. Many boards include owners who prefer to communicate in Vietnamese or Korean.
Notices everyone can read
Translated notices and multilingual updates help every owner understand decisions about dues and repairs, which leads to better meetings and fewer disputes.
Keeping coverage current
In Garden Grove's older complexes, the replacement-cost value on the master policy should be checked regularly, since rebuilding costs have outpaced many policies.
Roofs, pipes, and balcony inspections
Roof replacement, plumbing, and balcony repairs are common reserve items here, and SB 326 inspections often find work in older condo buildings. Planning ahead keeps assessments rare.
Little Saigon and the Strawberry Festival
Christ Cathedral, Little Saigon's restaurants, and the annual Garden Grove Strawberry Festival give the city its own distinctive character.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

Begin by terminating your current management contract. Review its terms, since some require 30 days' notice, some 60, and a few only allow cancellation in a specific 30-day window before renewing for a year. Email or a letter works. Then sign with us, and our team will handle the transition: contacting your former company, securing the owner role, collecting governing documents, switching banks, and onboarding owners. We can finish in 30 days; 45 is ideal.
