Prices you can find online
Nobody likes a mystery bill.
So we fold the everyday work into one all-in fee and leave out the extras. You can see our rates on the website and estimate before you ever chat with us.
No creeping costs after sign-up.
You're paying 2% for management (cheaper than the going rate), normal per-owner fees, and nothing beyond the bookkeeping and meeting help your board asks for.
Try the Pricing page calculator to get a number. A free quote request gets you the official figure by email within one business day.
Curious about specifics? Our Pricing and Transparency pages explain.

Neighbors who happen to be HOA experts
Small condo complexes, townhome rows, larger planned neighborhoods: we've got the range. Family ownership keeps us personal, and our size keeps us capable. You won't be lost in a giant company, and you won't be stuck with a one-person shop.
Managers who aren't buried
Fewer accounts per manager, more time per board. That's the tradeoff we chose on purpose.
We already manage communities here in Stanton.
Our supervisors in the region keep an eye on quality.
Head office, still run by the founding family, handles the legal side, tracking each state and federal rule that touches your HOA.
And yes, you can email Scott Brady, the founder and CEO, any time.
Where our founder comes from
Scott Brady got his start in Southern California real estate in 2012. He launched the company in 2020 after seeing too many boards poorly served. Since then he's lobbied for HOA reform, written the book on the subject, and built financial tools boards use to stay solvent.

Stanton HOA basics
Simple budgets, older systems
Most associations in Stanton are small complexes with straightforward budgets and building systems that have been in place for decades.
Why collections matter
When there are only a few units, one owner falling behind affects everyone's budget. A clear, consistently applied collection policy protects the whole community.
Making sure the policy fits
For Stanton's older complexes, the most important insurance check is whether the master policy's replacement-cost value still matches what it would cost to rebuild today.
Planning for reroofs and repipes
Reroofing and plumbing replacement are the projects most likely to lead to an assessment in Stanton. Regular reserve contributions keep them affordable.
Central to north OC
Stanton Central Park, nearby Knott's Berry Farm, and quick access to Anaheim and Garden Grove make Stanton a convenient home base.

The manager for our property is Alyssa. She is very professional, always quick to return phone calls and emails, and is very proactive in getting needed quotes and repairs. She is a huge asset to Progressive.
Sam is by far the best I have worked with. She’s always available and replies in a timely manner. Always a pleasure working with her. Thank you for all you do for us.
I had the privilege of working with Alyssa Kraus. She is incredibly responsive, detail oriented, and knowledgeable. So grateful for all her help!
Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
You will. Expect your manager on-site every couple of months at a minimum. Extra walks are available for a modest charge.
Think of it as your association's report card, or a Carfax for an HOA. We built it in-house to pull the important stuff from your governing documents, financials, reserve study, delinquent accounts, and any legal issues, then rank it. Boards use it as their go-to reference.
Yes. Running roughly 1,000 properties and over 269 HOAs means we carry serious coverage:
- General Liability – If someone gets hurt or something gets damaged because of our work or on a managed site.
- Errors and Omissions – For mistakes in the professional work our agents do.
- Cybertheft – Hackers target money; this keeps your operating, trust, and savings accounts insured.
- Workers Compensation – Our employees are covered by the state program if they’re hurt on the job.
- Fidelity Bond – We're bonded up to $1,000,000 on money we hold for you.
It happens. Ping our management team and they'll set you up with someone else. Just give it a few months first, since new managers need time to learn a property.
Easier than you'd think. Your board sends a termination notice to the current manager by email or letter, after checking the contract for the notice period (often 30 or 60 days; sometimes just one 30-day window a year before it auto-renews). Next, sign with us. We'll do the rest: call the old company, take over the owner role, gather your documents, change the bank accounts, and get owners onboarded. Thirty days can work, but 45 is more comfortable.
