Pricing small associations can plan for
When the budget is tight, predictable fees matter even more.
Our pricing is all-inclusive with no hidden charges. We post our rates online so you can estimate your cost before reaching out.
Rates stay steady after you sign.
You'll pay a 2% management fee, below the industry average, plus standard per-owner charges. Your board adds only the financial and meeting support it needs. That's it.
Try our Pricing page calculator for a fast estimate. Then request a free quote and we'll confirm it in writing within one business day.

A family company that values small HOAs
A dozen owners deserve the same attention as several hundred. We're family-owned, so we can offer more resources than a solo manager while still treating every board personally. You'll know your manager, and they'll know you.
Real attention for small boards
Because our managers keep sustainable portfolios, smaller associations never get pushed aside.
Our local managers already work with associations in La Palma.
Regional supervisors stand behind them.
Our family-owned corporate office brings career HOA professionals who understand the laws affecting associations of every size.
You'll also have direct email access to our founder and CEO, Scott Brady.
A founder who believes in every board
Scott Brady has been in Southern California real estate since 2012. Seeing how often associations were underserved, he founded Progressive Association Management in 2020. He's advocated for reform at the local and state level, written the book on HOAs, and built tools to keep associations financially sound.
Resources for La Palma board members
Our free resource library is especially helpful for small boards without much outside support.
Self-managed boards are welcome to use it.
Keeping a La Palma HOA on track
1970s and 1980s townhomes
Most La Palma associations are townhome communities from the 1970s and 1980s, now old enough that major components are cycling through replacement.
Reporting that's easy to read
Small volunteer boards do best with simple, clear monthly reports and a reserve plan they can actually follow. That's the approach we take in La Palma.
Earthquake coverage decisions
Like its neighbors, La Palma is in active earthquake country. Boards should make an intentional decision about earthquake coverage and revisit it each renewal.
Planning for roofs and asphalt
Roofing and asphalt are the largest projects most La Palma associations face. Setting aside a steady amount each month avoids an assessment when they come due.
Easy living on the county line
Central Park La Palma, nearby Cerritos, and quick freeway access make La Palma an easy, low-key place to live.

The manager for our property is Alyssa. She is very professional, always quick to return phone calls and emails, and is very proactive in getting needed quotes and repairs. She is a huge asset to Progressive.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Absolutely. Every community gets an on-site inspection at least every other month, and extra visits are available for a small fee.
It's our proprietary report, like a Carfax for your association. It compiles the CC&Rs, budget, reserve study, delinquencies, litigation, and other key data into a prioritized summary. Boards use it as a baseline.
Yes. Managing nearly 1,000 properties and over 269 associations, we carry:
- General Liability – For injuries or property damage at communities, rentals, or during work.
- Errors and Omissions – Covers our agents in management and sales.
- Cybertheft – Insures operating, trust, and reserve funds.
- Workers Compensation – Covers staff injuries through the state fund.

Let our management team know and they'll assign someone new. Please give your manager a few months to settle in first.
First, terminate your current contract. Check the terms carefully, since some need 30 days' notice, some 60, and some only allow cancellation during a single 30-day window before renewing for a year. Notice can go by email or letter. Then sign with us, and we'll take care of the transition: contacting your old company, assuming the owner role, gathering governing documents, switching banks, and onboarding owners. Thirty days is possible; 45 is better.
