Cerritos board service, simplified
Fees you can look up
We think your board should know exactly what management costs.
That's why our pricing is all-inclusive, with no extra fees for everyday services. Our rates are published, so your board can estimate costs before calling us.
After you sign, your rates won't swing around.
You'll pay a 2% management fee, lower than most in the industry, and standard per-owner charges. Your board then chooses its level of financial and meeting support. Nothing hidden.
Try our Pricing page calculator with your HOA's details. When you're ready, ask for a free quote, and we'll confirm it in writing within one business day.
For specifics, visit our Pricing and Transparency pages.
Seven standards in writing
Each guarantee is part of our standard contract. If we fall short, we'll correct course and lower your fees.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
Family-owned and focused on Cerritos
Cerritos communities vary in size, and we serve them all. Our family-owned business has more resources than a single local manager and more personal care than a national firm. That combination means you'll get real relationships and real expertise.
A responsive, reliable team
We keep manager portfolios sustainable so every board gets thoughtful, timely service, including yours.
Our local managers already work with associations in the Cerritos area.
Regional supervisors with real expertise support them.
At our family-owned corporate office, career HOA professionals keep up with the federal and state laws affecting your community.
You'll also have a direct line, by email, to Scott Brady, our founder and CEO.
Scott Brady, founder
Scott Brady has been in Southern California real estate since 2012. After seeing the need for HOA management reform, he founded Progressive Association Management in 2020. He's advocated for change at the state and local level, written the book on HOAs, and created tools that keep associations financially sound.
Resources for Cerritos boards
We've put together a free resource library for board members everywhere. Better HOA management benefits all of us.
Self-managing? It's still for you.
Keeping a Cerritos community in top shape
Greenbelts, pools, and high expectations
Most Cerritos associations are townhome and condo communities with greenbelts and pools. Owners take pride in how their community looks, and they notice quickly when upkeep slips.
Landscape contracts with clear standards
A good landscape contract spells out mowing, pruning, and replacement standards in writing. Regular inspections against that standard keep vendors accountable and owners happy.
Deciding on earthquake coverage
Like the rest of the region, Cerritos sits in active earthquake country. Boards should make a deliberate choice between earthquake coverage and a seismic reserve, and revisit it at each renewal.
Turf rules and irrigation upgrades
Greenbelt irrigation and pool systems are the components most likely to need large repairs. With AB 1572 restricting drinking-water irrigation of nonfunctional turf in HOA common areas starting in 2029, turf conversions belong in the long-term plan.
Arts, parks, and the Towne Center
The Cerritos Center for the Performing Arts, Cerritos Towne Center, and Heritage Park are a few of the reasons residents love living here.

Communities we work with
We partner with boards managing communities across Southern California. Our associations include as few as 10 owners and as many as 800, so your community likely fits.
This includes:
- Residential communitiesThis includes single-family home associations, townhomes, condos, and multi-unit residential buildings
- Commercial and retail centersThese are standalone commercial properties that exist in concert with association-governed spaces
- Mixed-use developmentsThese are communities that combine residential and commercial spaces
For a single residential property, our sister company Progressive Property Management is the right choice.

300+
The manager for our property is Alyssa. She is very professional, always quick to return phone calls and emails, and is very proactive in getting needed quotes and repairs. She is a huge asset to Progressive.
Sam is by far the best I have worked with. She’s always available and replies in a timely manner. Always a pleasure working with her. Thank you for all you do for us.
I had the privilege of working with Alyssa Kraus. She is incredibly responsive, detail oriented, and knowledgeable. So grateful for all her help!
Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.
Had such a wonderful experience with this company! Trina in particular was so wonderful and helpful throughout a loan process as she was willing to get us anything we were needing to help us proceed! Thank you so much for your hard work, Trina, keep being amazing! :)

FAQs
Yes, every other month at minimum. Your board can also request more frequent on-site inspections for a small fee.
Our HOASnapshot is a proprietary report, kind of like a Carfax for your HOA. It compiles the CC&Rs, budget, reserve study, delinquencies, litigation, and more into a prioritized overview. Boards treat it as a benchmark for every big decision.
We oversee nearly 1,000 properties and over 269 associations, so we carry thorough insurance, including:
- General Liability – Covers injury or property damage at a community or rental, or during service.
- Errors and Omissions – Coverage for agents in HOA management, residential management, and real estate sales.
- Cybertheft – Guards operating, trust, and reserve funds from criminals.
- Workers Compensation – State-fund coverage for work-related injuries.
- Fidelity Bond – A $1,000,000 bond covers the money we hold.
Let our management team know and we'll assign someone new. We want the fit to be right. We just ask that you give your manager a few months to adjust before deciding.
Before you terminate your current agreement, review the contract closely since some allow cancellation with 30 days' notice, others require 60, and a few only allow it during a fixed 30-day window before renewing automatically for a year. Email or written notice is acceptable. Then sign our contract, and our team will handle the transition: contacting your current company, taking over the owner role, gathering governing documents, changing banks, and onboarding owners. It takes 30 days at minimum, but 45 is better.
