San Gabriel HOA management made simple
Straightforward, published fees
We think pricing should be clear enough to explain at a board meeting in one minute.
Our fee is all-inclusive. It covers the work we do, and you won't get stuck with surprise charges later. We post our rates, so your board can estimate costs before talking to anyone.
Once you're with us, your costs stay level.
The math is a 2% management fee, under the industry average, plus standard per-owner charges. Your board adds the financial and meeting support it wants. That's it.
Enter your association's details into our Pricing page calculator for an instant estimate. Then request a free quote, which we'll confirm in writing within one business day.

Our written guarantees
These guarantees come standard in our contracts. If we fall short, we'll improve and reduce your fees, so there's a real cost to us.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
Built for San Gabriel communities of every size
Whether you’re a small condo association or a large planned community, we’re a fit. Our family-owned company offers the resources a mom-and-pop manager lacks and the personal service big national firms can't deliver. You'll get both relationship and expertise.
A team that's not overextended
We keep portfolios sustainable so managers never have to choose which board gets attention. Yours will have the time to serve you well.
Our proactive local managers already serve associations across the San Gabriel Valley.
Regional supervisors are there to coach and support them.
Our family-owned corporate office includes long-time HOA team members who know the federal and state laws that affect your community.
And once you sign, you'll have a direct email line to Scott Brady, our CEO and founder.
The founder who saw a better way
Scott Brady has been in Southern California real estate since 2012. Convinced that HOA management had to be reformed, he founded Progressive Association Management in 2020. He's championed reform at the local and state level, written the book on HOAs, and built tools that help associations keep their finances healthy.
Learning tools for your board
We're passionate about better HOAs, so we created a free library of resources that any board can use, client or not.
It's there for self-managed boards too.
Managing a small San Gabriel association
Four to ten units, every legal requirement
Many San Gabriel associations have only four to ten units. Even so, they need a reserve study, an annual budget report, and properly noticed meetings, the same as a 200-unit community.
Communicating in more than one language
Many San Gabriel boards include owners who prefer Chinese as well as English. Translated notices and clear explanations help every owner understand the decisions that affect their dues.
Seismic coverage near two faults
With older buildings and the Raymond and Sierra Madre faults nearby, seismic coverage is worth reviewing in San Gabriel. Newer buildings with podium parking should also confirm how their structure is covered.
Big repairs, few owners
In a small building, a roof or garage repair is split among very few owners, so each share can be large. Regular reserve contributions keep those bills manageable.
The Mission and Valley Boulevard
Mission San Gabriel, the Mission Playhouse, and some of the best dining in the San Gabriel Valley make the city a destination as well as a home.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. At least every other month, your manager inspects the community in person. Extra inspections can be added for a small fee if your board requests them.
Sure. It's our proprietary association report, comparable to a Carfax. We gather the CC&Rs, budget, reserve study, delinquencies, litigation, and other essential data, distill it, and rank it by importance. Boards use it as a baseline and benchmark.
Yes. Managing about 1,000 properties and more than 269 associations means we carry comprehensive, effective coverage:
- General Liability – Coverage for injury or damage at communities, rentals, or in the course of our work.
- Errors and Omissions – Protects agents performing HOA management, rental management, and real estate sales.
- Cybertheft – Insures operating, trust, and reserve funds against cyber theft.
- Workers Compensation – Covers our employees and agents if they're hurt on the job.
- Fidelity Bond – A $1,000,000 bond safeguards the funds we manage.
Yes. Talk to our management team and they'll move your account to another manager. We'd recommend giving your manager a few months first, because getting to know a board and community takes time.
Terminate your current management agreement. Read it carefully before you do, because terms vary: 30 days' notice, 60 days' notice, or in some cases only a single 30-day window before the contract renews for another year. Termination can go out by email or written notice. Next, sign our contract and we'll start the transition. Our team contacts your former company, takes on the owner role, retrieves governing documents, sets up new banking, and onboards your owners. We can finish in 30 days, but 45 gives us more room.
