What Montebello boards can hand off
Know the number up front
Boards hate budget surprises. So do we.
Our inclusive pricing means the everyday work is covered, with no extras sneaking in. Rates are public, so your treasurer can run the numbers before we ever meet.
Once you're on board, the bill is predictable.
It's a below-average 2% management fee plus normal per-owner charges. Then your board decides how hands-on it wants us to be with finances and meetings. End of formula.
Run your HOA through the calculator on our Pricing page to see a ballpark. A free quote request gets you the confirmed figure in writing within one business day.
Our Pricing and Transparency pages go line by line.
When we miss, we pay
These seven commitments are contractual. If we don't deliver, you get the problem fixed and a lower bill.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
A Montebello partner with personal service
Hillside condos, townhome rows, or a larger planned community, the size doesn't throw us. We're family-owned, which gives us more muscle than a single-office firm and more heart than a big national chain. Expect people who know you and specialists who know HOAs.
Attention you won't have to ask for
Our managers don't carry bloated portfolios. That's a choice we made so every board, including yours, gets real time and thought.
Some of our managers already work with associations near Montebello.
Each reports to a regional supervisor who has been there and done that.
Back at our family-run headquarters, longtime HOA specialists keep watch on the state and federal rules that touch your association.
You'll even have a way to reach the top: Scott Brady, founder and CEO, gives boards his email.
Scott Brady's path to Progressive
Scott Brady has been a fixture in Southern California real estate since 2012. Watching boards struggle with poor management pushed him to found Progressive Association Management in 2020. He's argued for reform with legislators, written the book on HOAs, and engineered tools that keep associations financially healthy.
Know more, stress less
We publish a whole library of board-member resources and give it away. When HOAs are better informed, everybody wins.
Self-managed or not, help yourself.
Montebello HOA board pointers
Old complexes and new hillside homes
Montebello's associations include older condo complexes in the flats and newer hillside townhome communities, some built on former oil-field land. Each type brings its own maintenance list.
Before any digging
On former oil land, any project that disturbs the ground needs extra care. Checking well records first can save the association from delays and unexpected costs.
Rainy-season drainage and seismic planning
Hillside communities in Montebello need drainage checks after heavy rain, and the area's earthquake history makes seismic coverage worth a regular review.
Funding the hillside extras
Slope repairs and private street paving are the reserve items most likely to surprise a Montebello board. A reserve study with current pricing keeps them covered.
Close to downtown LA
The Montebello Town Center, the city's parks, and a short drive to downtown Los Angeles make Montebello a convenient place to call home.

Montebello communities and services we cover
Who's in our portfolio
We serve boards responsible for communities throughout Southern California, anywhere from 10 owners to 800. Odds are your Montebello association sits within that range.
Our associations fall into three groups:
- Residential communitiesThis includes single-family home associations, townhomes, condos, and multi-unit residential buildings
- Commercial and retail centersThese are standalone commercial properties that exist in concert with association-governed spaces
- Mixed-use developmentsThese are communities that combine residential and commercial spaces
A single rental home needs a different kind of help. That's what our sister company, Progressive Property Management, provides.
What a Progressive manager does
Our job comes down to three things: CC&Rs that mean something, finances that add up, and problems spotted early.
Nothing's hidden. Read the service list on our Transparency page or the full sample Contract.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Very. Managers walk each property no less than every other month. Boards that want closer oversight can book extra walks for a small fee.
Because it turns a stack of documents into a clear plan. Our proprietary report works like a Carfax for associations: it reviews the CC&Rs, budget, reserve study, delinquencies, and any litigation, then ranks what matters. Boards treat it as their baseline.
Nearly 1,000 properties and more than 269 associations rely on us, so we're well covered. That includes:
- General Liability – Responds to injuries or property damage connected with a community, rental, or job.
- Errors and Omissions – Covers professional mistakes in association management, residential management, or sales.
- Cybertheft – Insures your operating, trust, and reserve funds against online theft.
- Workers Compensation – The state fund covers our team if they're hurt on the clock.
- Fidelity Bond – Funds in our hands carry $1,000,000 of bond protection.
Then you will. Our management team can reassign your community to another manager. We only ask for a few months' patience with the first one, since getting to know a property and board isn't instant.
Give notice to your current company first. Before you do, check the termination clause. You might owe 30 or 60 days' notice, or you might be limited to one 30-day window a year, after which the contract renews. Notice by email or letter is fine. Sign with us next, and our team takes the wheel: we contact the old company, assume the owner role, collect your governing documents, set up new bank accounts, and onboard owners. Thirty days can work, but we'd like 45.
