Get an estimate in minutes
Boards deserve pricing they can understand and budget for.
Ours is all-inclusive. You're charged for the services you actually receive, never for hidden extras. And because we publish rates, you can price us out before making contact.
After you join, your rates stay consistent.
We combine a 2% management fee, lower than most of the industry, with standard per-owner charges. Your board chooses the financial and meeting support it wants on top. That's all there is.
Head to our Pricing page, enter your HOA's info into the calculator, and see your estimate. Then ask for a free quote, which we'll confirm in writing within one business day.
Our Pricing and Transparency pages have the specifics.
Seven ways we stay accountable
Each guarantee is written into our contract language. Fall short, and we fix the problem and credit your account.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
Personal service for Arcadia boards
Your Arcadia association might have 12 owners or several hundred. We're a fit either way. Our family-owned company has the resources a small local shop lacks and the personal connection big national firms can't match. That balance means a real relationship backed by real expertise.
People you can rely on
Rather than chase volume, we focus on doing the job right. Your manager has a reasonable portfolio, which leaves room to give your board the service it deserves.
Our forward-thinking local managers are already helping associations in the Arcadia area.
Regional supervisors with deep expertise keep them supported.
And our family-run corporate office brings career HOA professionals who know precisely which California and federal laws matter for your community.
You also get a direct line, by email, to founder and CEO Scott Brady.
A founder who wanted HOAs done right
Scott Brady started his Southern California real estate career in 2012. Convinced HOA management was overdue for reform, he created Progressive Association Management in 2020. He's spoken up for change with state and local leaders, written the book on HOAs, and designed tools that keep associations on firm financial footing.
Help for Arcadia board members
We put together a complete resource library because better-informed boards make better decisions. It's open to you, client or not.
That includes boards handling things on their own.
Arcadia HOA board priorities
Small new buildings with developer reserve plans
Arcadia has added many small townhome and condo projects over the past two decades, often with podium parking and only a few units per building. These newer associations usually start with a reserve plan the developer wrote, and it's worth having that plan reviewed early.
Use the quiet years well
A newer building can make reserves feel optional, since nothing needs replacing yet. Those quiet years are the best time to fund steadily, before roofs, waterproofing, and elevators start coming due.
Fault lines and foothill fires
Arcadia sits along the Sierra Madre fault zone at the base of the San Gabriel Mountains. North Arcadia also has wildfire exposure, as the 2020 Bobcat Fire showed when it burned in the mountains above the city.
Podium garages and waterproofing
Podium garages and below-grade parking need waterproofing and drainage maintenance that's easy to put off. Adding those costs to the reserve study now prevents a large assessment later.
Arboretum, racetrack, and trails
The Arboretum's peacocks, race days at Santa Anita Park, and the trails at Wilderness Park give Arcadia residents plenty to enjoy close to home.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Definitely. Our managers inspect every community on-site at least every other month. Additional walk-throughs can be scheduled for a small fee whenever the board requests them.
The HOASnapshot is a proprietary report we created to give boards a clear view of their association, similar to a Carfax. It compiles and prioritizes key information like the CC&Rs, budget, reserve study, litigation, and delinquencies. Our boards treat it as a baseline for every big decision.
Yes, and plenty of it. Handling almost 1,000 properties and over 269 associations, we know how important strong coverage is. We carry:
- General Liability – Pays for injuries or property damage at a community, rental, or work site.
- Errors and Omissions – Covers mistakes in our agents' real estate work, from HOA and residential management to sales.
- Cybertheft – Keeps operating, trust, and reserve funds protected from theft attempts.
- Workers Compensation – Provides state-fund coverage when a team member is hurt at work.
- Fidelity Bond – Funds we hold are backed by a $1,000,000 bond.
Yes. If the relationship isn't working, reach out to our management team and we'll place your account with another manager. Please give your manager a few months to learn the community first, since that early adjustment period matters.
The first step is canceling with your current provider. Pay attention to the contract's fine print. Notice may be 30 or 60 days, and certain agreements only let you cancel during a narrow 30-day window, renewing for a full year otherwise. Termination can be sent by email or letter. Once it's done, you sign our agreement and we start the transition. That means contacting your prior company, taking the owner role, retrieving governing documents, changing banks, and onboarding owners. We can transition in 30 days, but 45 is our preference.
