Calculate your cost upfront
Your board shouldn't need to haggle for a straight answer on cost.
Our pricing is all-inclusive, covering the service you get without surprise extras. And because we publish rates online, you can estimate your cost on your own schedule.
Your rates stay predictable once we're managing.
You'll pay a 2% management fee, which is lower than the industry average, along with standard per-owner charges. Your board decides how much financial and meeting help to add. That's the deal.
Plug your association details into the Pricing page calculator to estimate your cost. Request a free quote next, and our team will confirm it in writing within one business day.
Details live on our Pricing and Transparency pages.
Promises that cost us if we miss
All seven guarantees are part of your contract. If we don't keep one, we fix it and knock money off your fees.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
A company sized for Monrovia communities
Whether you have foothill townhomes with a dozen owners or a sprawling community with hundreds, we’re ready. As a family-owned company, we combine more horsepower than a solo shop with a personal connection national companies can't offer. We'll know your board and bring the expertise you need.
Managers who give you their attention
We protect our managers' time by keeping portfolios sustainable. The payoff is a manager who can actually serve your board well.
Proactive local managers are already serving associations around Monrovia.
Regional supervisors provide guidance and backup.
Our corporate office is family-owned and staffed with HOA veterans who keep track of the federal and state laws your community needs to follow.
Plus, you'll be able to email founder and CEO Scott Brady directly.
Founded by Scott Brady
Scott Brady entered Southern California real estate in 2012 and soon saw how much HOA management needed reform. In 2020, he founded Progressive Association Management. Since then he's advocated for progress with local and state officials, written the book on HOAs, and built tools that help keep associations financially sound.
Resources Monrovia boards can use today
We've invested in a full resource library for boards because we want HOA management to improve everywhere. It's open to everyone.
Even if you self-manage, you're welcome.
Monrovia HOA topics worth knowing
Older complexes and station-area buildings
Monrovia's associations range from older condo complexes near Huntington Drive to newer townhome projects close to the Metro A Line station. Each type comes with a very different maintenance and reserve picture.
Sharing costs in mixed-use buildings
Projects near the station sometimes share structures or parking with commercial space. Mixed-use associations need clear cost-sharing agreements between residential and commercial owners so shared repairs don't stall.
Forest-edge fire risk and the Sierra Madre fault
Northern Monrovia sits against the Angeles National Forest, where wildfire is a known risk, and the Sierra Madre fault runs along the base of the foothills. Both belong in your conversations with your insurance broker.
Waterproofing and older roofs
Newer podium buildings need reserves for garage waterproofing, while older complexes face roof and plumbing replacements that are easy to underestimate. A reserve study tailored to your building type keeps either one from becoming an assessment.
Old Town nights and canyon hikes
The waterfall hike in Monrovia Canyon Park, Friday nights in Old Town, and a quick Metro ride to Pasadena give Monrovia residents plenty to do close to home.

The manager for our property is Alyssa. She is very professional, always quick to return phone calls and emails, and is very proactive in getting needed quotes and repairs. She is a huge asset to Progressive.
Sam is by far the best I have worked with. She’s always available and replies in a timely manner. Always a pleasure working with her. Thank you for all you do for us.
I had the privilege of working with Alyssa Kraus. She is incredibly responsive, detail oriented, and knowledgeable. So grateful for all her help!
Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
We do, at least once every other month. Boards can also request more frequent walk-throughs for a small fee.
It's a proprietary report that acts like a Carfax for your HOA. We review the CC&Rs, budget, reserve study, litigation, delinquencies, and other important data, then summarize and prioritize it. Our boards use the HOASnapshot as a benchmark for decisions.
Absolutely. We oversee almost 1,000 properties and over 269 associations, so we carry these policies:
- General Liability – Protection if a person or property is harmed at a community, rental, or job site.
- Errors and Omissions – Coverage for professional real estate work, including HOA and residential management and sales.
- Cybertheft – Protects operating, trust, and reserve dollars from cyber criminals.
- Workers Compensation – State-fund policy for employees, managers, or agents injured at work.
- Fidelity Bond – Our $1,000,000 bond protects funds in our possession.
Yes. If your board and manager aren't a fit, reach out to our management team and we'll assign someone else. Please allow a few months first so the manager can get acquainted with your board and community.
You'll first need to cancel your existing management agreement. Take a close look at its terms. Notice requirements are often 30 or 60 days, but some contracts can only be canceled in a specific 30-day window each year. Otherwise, they renew automatically. Email or written notice works. After you sign our contract, the transition begins. We'll reach out to your previous company, take on the owner role, collect governing documents, change your banks, and onboard owners. We can wrap it up in 30 days, but 45 is better.
