How we make life easier for Azusa boards
Honest, upfront pricing
Your management bill should never be confusing.
We charge one all-inclusive price for the service you get, without the add-on fees other companies slip in. Our rates are published, so you can work out what you'd pay before you ever talk to us.
And after you sign, you can count on consistent rates.
Our formula is a 2% management fee, lower than the industry average, plus standard per-owner charges. Your board adds whatever financial and meeting support it wants. No hidden pieces.
Fill in your association's details on our Pricing page calculator to see an estimate. Then request your free quote, and we'll send written confirmation within one business day.
Our Pricing and Transparency pages walk through it all.
Guarantees we put in writing
These seven are part of every Progressive contract. If we don't live up to them, we make it right with real money off your fees.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
Big enough to help, small enough to care
We work with Azusa associations of every size, from a handful of townhomes to hundreds of homes. Our family-owned company has more firepower than a mom-and-pop manager and more warmth than a corporate giant. You'll have experts on hand and people who actually know who you are.
Managers with the capacity to help
Overloaded managers miss things. We keep every portfolio sustainable so your manager can give your board proper care.
Our proactive local managers already work with associations in the Azusa area.
Regional supervisors provide experienced backup whenever it's needed.
And our family-owned corporate office includes longtime HOA specialists who understand the federal and California laws that shape your association.
Our founder and CEO, Scott Brady, gives every board his direct email.
Founded by an HOA reformer
In 2012, Scott Brady began working in Southern California real estate. Over time he saw how much HOA management needed reform, and in 2020 he launched Progressive Association Management. He's been a voice for change at the local and state level, written the book on HOAs, and built tools that help associations stay financially secure.
A free library for Azusa boards
We want HOA management to improve everywhere, so we built a resource library that's open to every board, whether you hire us or not.
If you're self-managing for now, it's there for you.
Practical advice for Azusa HOA boards
Master and neighborhood associations
Rosedale and other newer communities often have a master association plus neighborhood associations, each with its own budget and rules. Older complexes near Foothill Boulevard are usually smaller, with simpler budgets and older building systems.
Who maintains what
Layered communities need clear maintenance maps so owners know which association handles each wall, slope, and street. Confusion over responsibility is one of the most common causes of board disputes, and a clear map prevents most of it.
Wildfire at the canyon mouth
Azusa's northern neighborhoods back up to the Angeles National Forest, and the 2020 Bobcat Fire started in the canyon above the city. Insurance carriers look closely at wildland exposure here, so good brush clearance records matter.
Funding before things wear out
Newer communities tend to underfund their reserves early, since everything still looks new. Building contributions up gradually now avoids a sharp increase once the first round of big replacements arrives.
Gateway to the San Gabriels
Azusa is the starting point for San Gabriel Canyon's trails and river access, and Metro's A Line connects downtown Azusa to Pasadena and Los Angeles.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
We do, at a minimum every other month. If your board would like more frequent inspections, we're glad to add them for a small fee.
It's a report we built ourselves to show the true condition of your association, the way a Carfax does for a car. The HOASnapshot organizes the CC&Rs, budget, reserve study, delinquencies, litigation, and other key information by priority. Boards use it as a reference point for decisions.
With almost 1,000 properties and over 269 associations in our care, we carry comprehensive coverage:
- General Liability – Handles injuries or property damage at communities and rentals or during our work.
- Errors and Omissions – Covers agents doing real estate work across HOA management, residential management, and sales.
- Cybertheft – Guards against criminals targeting operating, trust, or reserve accounts.
- Workers Compensation – State-fund coverage for employees, managers, and agents injured on the job.
- Fidelity Bond – A $1,000,000 bond covers all funds we hold.
Yes. Board and manager personalities don't always line up. Reach out to our management team and we'll hand your account to another manager. We just ask for a few months first so your manager can get settled in with your community.
Your board will need to end its current management contract first. Review the termination clause closely. Some contracts require 30 days, some 60, and some only allow cancellation within one 30-day window, after which they renew for a year. You can terminate by email or letter. Then you'll sign with us and our team gets to work on the transition: contacting your former company, taking over the owner role, gathering governing documents, changing your banks, and onboarding owners. We can do it in 30 days, but 45 is the sweet spot.
