Less stress for Huntington Beach boards
Pricing as clear as a summer morning
Boards should know what they're paying and why.
Our all-inclusive pricing covers the work without hidden extras. You'll find our rates online, so your board can run the numbers before contacting us.
Once you're on board, your costs stay steady.
You'll pay a 2% management fee, below the industry norm, plus standard per-owner charges. Your board then decides how much financial and meeting support it needs. That's the whole thing.
Our Pricing page calculator gives you a fast estimate. Ready to move forward? Request a free quote and we'll confirm it in writing within one business day.
See our Pricing and Transparency pages for everything else.
Guarantees with real teeth
All seven are in our contract. If we fall short, we'll fix the issue and reduce your fees.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
A company sized for coastal communities
From a small beachfront condo building to a large harbor community, we manage it all. As a family-owned business, we bring more resources than a mom-and-pop manager and more personal care than a national firm. You'll be known by name and backed by experts.
Managers who aren't stretched thin
Our managers carry sustainable portfolios, so yours has time to stay on top of coastal maintenance and board needs.
Our local managers already serve several Huntington Beach associations.
Regional supervisors back them up with deep experience.
And our family-owned corporate office has HOA career staff who know the state and federal laws affecting your association.
Every client board also gets the direct email of Scott Brady, our CEO and founder.
The founder behind Progressive
Scott Brady has been active in Southern California real estate since 2012. Convinced that HOA management needed reform, he founded Progressive Association Management in 2020. He's championed change at the state and local level, written the book on HOAs, and built tools that keep associations financially sound.
Resources for Huntington Beach boards
We created a full library of free board resources because we want every HOA to thrive, not just the ones we manage.
Self-managed boards are welcome too.
Coastal HOA essentials for Huntington Beach
Condos, harbor homes, and newer projects
The city's associations include 1970s condo complexes, waterfront communities in Huntington Harbour with private docks, and newer projects near Bella Terra. Each one ages differently.
Docks, seawalls, and bulkheads
Some Huntington Harbour associations own docks, seawalls, or bulkheads. These are costly to inspect and repair, so they need their own line in the reserve study.
Corrosion and flood coverage
Railings, stairs, and HVAC units corrode faster this close to the ocean. Parts of the city also sit in FEMA flood zones, so boards should confirm whether lenders require flood coverage.
Balcony dry rot near the beach
Near the coast, wood-framed balconies develop dry rot faster, and SB 326 inspections often turn up repairs. Funding that work ahead of time keeps it from becoming a special assessment.
Life in Surf City USA
The pier, Main Street, the International Surfing Museum, and Bolsa Chica's wetlands keep Huntington Beach busy all year.

Communities in our care

- Commercial and retail centersThese are standalone commercial properties that exist in concert with association-governed spaces
- Mixed-use developmentsThese are communities that combine residential and commercial spaces
For a single beach rental, our sister company Progressive Property Management is the right fit.

The manager for our property is Alyssa. She is very professional, always quick to return phone calls and emails, and is very proactive in getting needed quotes and repairs. She is a huge asset to Progressive.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. Your manager does an on-site inspection at least every other month, and your board can request extra visits for a small fee.
It's our proprietary association report, kind of like a Carfax. It brings your CC&Rs, budget, reserve study, delinquencies, litigation, and other key data into one ranked summary. Boards use it as their baseline for decisions.
We oversee nearly 1,000 properties and over 269 associations, so we maintain comprehensive coverage:
- General Liability – Covers injury or damage at communities, rentals, and job sites.
- Errors and Omissions – Protects our agents' management and sales work.
- Cybertheft – Guards operating, trust, and reserve funds against theft.
- Workers Compensation – Covers job injuries for our staff via the state fund.
- Fidelity Bond – Funds we hold are protected by a $1,000,000 bond.
We'll make a change. Contact our management team and they'll assign a new manager. Just give your current manager a few months to learn the property first.
Start by ending your current management agreement. Read the contract carefully, since some allow 30 days' notice, some 60, and some only a specific 30-day window before automatically renewing for a year. Termination can be sent by email or letter. Once you sign with us, we'll run the transition: contacting your prior company, taking on the owner role, collecting governing documents, switching banks, and onboarding owners. We can finish in 30 days; 45 is preferred.
