Pricing you can see for yourself
No hidden fees, no fuzzy math.
Our pricing is all-inclusive, so you pay for the work and that's it. We publish our rates, which means your board can estimate the cost before reaching out.
Rates stay consistent once you're set up.
It's a 2% management fee, lower than the industry average, plus standard per-owner charges. Your board picks its financial and meeting support. Done.
Our Pricing page calculator gives you an estimate in minutes. Request a free quote afterward, and we'll confirm it in writing within one business day.

A family-owned company for Winnetka
Whatever the size of your Winnetka HOA, we can serve it. Our family-owned company has more resources than a mom-and-pop shop and a far more personal approach than a national firm. You'll get experts who know you.
A team that stays engaged
Our managers keep reasonable portfolios, so yours has time to stay engaged with your board and property.
Our proactive managers already serve associations in the West Valley.
Regional supervisors offer support and expertise.
And our family-owned corporate office brings HOA career professionals who know the laws that affect your community.
You'll also have direct email access to Scott Brady, founder and CEO.
Our founder's background in real estate
Scott Brady has been in Southern California real estate since 2012. He founded Progressive Association Management in 2020 after recognizing how much HOA management needed reform. He's advocated for progress with local and state officials, written the book on HOAs, and created tools to keep associations financially sound.
Board resources for Winnetka

Winnetka building basics for boards
Condos over parking
Most Winnetka associations are condo complexes from the 1970s and 1980s, with either subterranean or tuck-under parking. That parking design drives several of the board's biggest decisions.
Know your retrofit status
Tuck-under parking can bring a building under the City of Los Angeles soft-story retrofit rules. Confirm your building's status and keep the completion records with the association's files.
Heat, wear, and earthquake planning
West Valley heat wears out roofs and HVAC equipment faster than the coast, and the Valley's earthquake history makes a seismic plan a must for every board.
Spreading out the major work
Seismic retrofits, repiping, and roof replacements are the main assessment risks in Winnetka. Spacing them out in the reserve plan protects owners from several big bills at once.
A practical West Valley home
The Pierce College Farm, the Winnetka Recreation Center, and nearby Warner Center give residents plenty within a few minutes of home.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes, at least every other month for an on-site inspection. More visits can be arranged for a small fee if your board asks.
It's our proprietary report on your association, similar to a Carfax. We gather the CC&Rs, budget, reserve study, delinquencies, litigation, and other key details, then rank the priorities. Boards use it as a decision-making baseline.
Yes. With nearly 1,000 properties and more than 269 associations in our care, we carry:
- General Liability – Covers injury and property damage at properties we manage or during work.
- Errors and Omissions – Protects agents across HOA management, rental management, and sales.
- Cybertheft – Covers operating, trust, and reserve funds against theft.
- Workers Compensation – State-fund coverage for on-the-job injuries.
- Fidelity Bond – A $1,000,000 bond covers funds on hand.
Yes. Reach out to our management team and we'll assign someone new. We ask boards to give a manager a few months to learn the community before requesting a change.
End your current management agreement first. Check the termination terms, because some contracts need 30 days' notice, some 60, and some only allow cancellation during a specific 30-day window before auto-renewing for a year. You can send notice by email or letter. Then sign with Progressive, and our team will handle the transition: contacting your previous company, getting the owner role, collecting governing documents, switching banks, and onboarding owners. Thirty days works; 45 is better.
