Clear costs from the start
We keep pricing clear, so boards know what they're paying for.
Our all-inclusive model covers the service you receive without surprise charges. You can find our rates online and estimate your cost before contacting us.
Once you're set up, the cost stays steady.
We use a 2% management fee, below the industry average, plus standard per-owner charges. Your board decides how much financial and meeting support it wants. That's the complete formula.
Our Pricing page calculator takes your HOA's info and produces an estimate. Request a free quote afterward and we'll confirm it in writing within one business day.

The story behind our founder
Scott Brady began working in Southern California real estate in 2012. He became convinced HOA management needed reform and founded Progressive Association Management in 2020. Chatsworth HOA board guide
Large townhome communities and hillside developments
Chatsworth has large townhome communities with private streets and pools, along with planned developments in the hills near the Santa Susana Pass. Both types carry more common ground than a typical condo building.
Slopes and trail easements
Hillside associations need ongoing slope and drainage work, and in equestrian areas the association may also be responsible for maintaining trail easements. Your governing documents should make those duties clear.
Fire history in the Santa Susanas
The Santa Susana Mountains above Chatsworth have burned many times over the years. Carriers look closely at brush clearance and roofing here, so keeping those records up to date pays off at renewal.
Streets and slopes in the reserve study
Resurfacing private streets and repairing slopes are the most common big-ticket items in Chatsworth associations. Updating their costs in the reserve study every year keeps the funding realistic.
Rocks, trails, and open space
Stoney Point, the Garden of the Gods, and the Santa Susana Pass trails make Chatsworth a favorite for anyone who likes to be outdoors.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
We do. Your manager visits for an on-site inspection at least every other month. Boards can add more inspections for a small fee.
It summarizes your association's condition the way a Carfax does for a car. Our proprietary HOASnapshot compiles your CC&Rs, budget, reserve study, delinquencies, litigation, and other critical details, then sets priorities. Boards use it as a baseline for decisions.
Yes. We manage close to 1,000 properties and more than 269 associations, so we maintain comprehensive coverage, including:
- General Liability – Covers harm to people or property at communities, rentals, or on the job.
- Errors and Omissions – Covers agents' real estate work in association management, residential management, and sales.

Yes. If things aren't clicking, reach out to our management team and we'll assign a new manager. Give your manager a few months to get familiar with the community first, though.
First, end your current management agreement. Check your contract's terms, since some allow 30 days' notice, some 60, and some only allow cancellation during a specific 30-day window before automatically renewing for a year. Termination can be sent by email or in writing. Once that's done, sign our contract and we'll begin the transition. That includes contacting your previous company, obtaining the owner role, picking up governing documents, switching banks, and onboarding owners. Thirty days is possible. Forty-five is ideal.
