Pricing you can trust
We built our pricing to be easy to follow from month one.
It's all-inclusive, so you're paying for services rendered and not for surprise extras. Our rates are posted publicly, which means you can estimate costs before you talk to us.
After you're set up, rates remain predictable.
We charge a 2% management fee, less than the industry average, along with standard per-owner charges. Your board selects how much help it wants with financials and meetings. Nothing more.
Want an estimate? The calculator on our Pricing page will give you one. Then request a free quote, and we'll confirm it in writing within one business day.
Our Pricing and Transparency pages have every detail.
Seven guarantees, no loopholes
We write these guarantees into every agreement. If we fall short, we'll fix it and credit you with real fee reductions.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
A family company that fits Van Nuys
Whether your Van Nuys association has a dozen units or hundreds of homes, we're built to fit. Family ownership lets us offer more resources than a small solo manager and more personal care than a national conglomerate. We'll know you, and we'll bring the right experts.
Managers with time to spare for you
We'd rather do excellent work than take on every account. Every manager has a sustainable portfolio, so they can give your board real attention.
Local managers who plan ahead are already working with Valley associations near Van Nuys.
They're supported by seasoned regional supervisors.
And our corporate office, family-owned since day one, is full of career HOA staff who understand the state and federal laws that apply to your association.
Your board also gets Scott Brady's direct email. He's the founder and CEO.
Meet Scott Brady
Scott Brady has worked in Southern California real estate since 2012. In 2020, he founded Progressive Association Management to reform the way HOAs are managed. He's advocated for change at the local and state level, written the book on HOAs, and created tools that help keep associations financially strong.
Resources for Van Nuys board members
To help raise the standard for HOAs, we built a resource library that's free for every board, whether you're a client or not.
If you self-manage, it's yours to use.
Van Nuys HOA board checklist
Two and three stories over parking
A typical Van Nuys association is a two- or three-story building over parking, built sometime between the 1960s and the 1980s. That design shapes almost every big decision the board makes.
Confirm your soft-story status
Buildings with tuck-under parking may fall under the City of Los Angeles soft-story retrofit ordinance. If your retrofit isn't complete, make it the first priority in the reserve plan.
Earthquake coverage after Northridge
The 1994 Northridge earthquake caused heavy damage across the Valley, and buildings over open parking were among the hardest hit. Every Van Nuys board should decide, on purpose, whether to carry earthquake coverage or build a seismic reserve.
Retrofits, roofs, and repiping
Soft-story retrofits, roof replacements, and repiping are the big-ticket items in Van Nuys buildings. Phasing them over a long-term plan keeps owners from facing several large bills at once.
Green space in the Sepulveda Basin
Lake Balboa, the Japanese Garden, and the Sepulveda Basin's bike paths give Van Nuys residents real green space in the middle of the Valley.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
At least every other month for a full on-site inspection. If your board wants more frequent visits, we'll add them for a small fee.
It shows the health of your association at a glance, much like a Carfax. Our proprietary HOASnapshot pulls from the CC&Rs, budget, reserve study, litigation, delinquencies, and other critical data and ranks the priorities. Boards use it to benchmark decisions.
Yes. With nearly 1,000 properties and over 269 associations under our care, comprehensive insurance is essential. We carry:
- General Liability – For injury or property damage at a community or rental, or while work is in progress.
- Errors and Omissions – Covers our agents across association management, residential management, and sales activities.
- Cybertheft – Protects operating, trust, and reserve funds from bad actors.
- Workers Compensation – State-fund coverage for anyone on our team injured at work.
- Fidelity Bond – We carry a $1,000,000 bond for funds on hand.
No problem. Contact our management team, and they'll pair your community with another manager. We just ask that boards give a new manager a few months to get settled before deciding.
Your first task is ending your current contract. Read the termination terms with care. Notice periods are typically 30 or 60 days, though some agreements only allow cancellation in one 30-day window before automatically renewing for a year. Terminate by email or in writing. Then sign our agreement, and we'll handle the transition. Our team will contact your previous company, take the owner role, collect governing documents, change the banking, and onboard owners. Thirty days works, but 45 is preferred.
