Pricing you won't have to negotiate
We figure the fairest price is the one everybody can see.
Ours bundles the routine services into one fee with no hidden extras. It's published online, so you can size up the cost long before a sales conversation.
After you join, what you budgeted is what you pay.
The pieces: a 2% management fee that undercuts the industry average, standard per-owner charges, and the financial and meeting support your board chooses. That's the total.
Check what you'd pay with the calculator on our Pricing page. If it looks right, request a free quote, and within one business day you'll have the terms in writing.

Performance standards, guaranteed
They're part of the agreement you sign, not a sales sheet. If we fall short on any of them, we'll make it right and lower your fees.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
A family company with Valley roots
Northridge has small condo buildings and big planned communities, and we're comfortable with both. Family ownership lets us offer more depth than a solo manager while keeping a personal touch you won't find at a national corporation. You'll be a name, not an account number.
A manager with time to think
We keep portfolio sizes in check. Managers who aren't buried can plan ahead for your board instead of just reacting.
Our proactive managers already look after associations across the north Valley.
Regional supervisors are a phone call away for them.
And the corporate team, family-owned from the start, is made up of HOA career staff who know which federal and California laws come into play.
Client boards can also email Scott Brady, our founder and CEO, directly.
The founder who wanted to fix HOAs
Since 2012, Scott Brady has made his career in Southern California real estate. He launched Progressive Association Management in 2020 because HOA management needed a reset. He's lobbied for reform at the local and state level, written the book on HOAs, and built tools that help boards guard their finances.
Board education, on us
Our free resource library covers the questions board members ask most. We share it widely because informed boards make better calls.
Self-managing boards are invited, too.
Running a Northridge association well
Close to the university
Northridge's associations range from 1970s condo complexes to newer townhomes, and many sit within a few blocks of the university.
Leasing rules that hold up
With a mix of owner-occupants and investor-owners near CSUN, clear leasing rules and consistent enforcement keep the community running smoothly for everyone.
The epicenter in 1994
The 1994 earthquake was centered right here, and it's still the reason Valley boards take seismic risk seriously. Many buildings were retrofitted afterward, so make sure your records of that work are on file.
Phasing the big projects
Soft-story retrofits, repiping, and roofing are the big-ticket items for Northridge buildings. Phasing them over several years protects owners from large assessments.
Campus life and nearby trails
CSUN's campus, Northridge Fashion Center, and the trails in nearby Porter Ranch make Northridge one of the Valley's livelier neighborhoods.

The manager for our property is Alyssa. She is very professional, always quick to return phone calls and emails, and is very proactive in getting needed quotes and repairs. She is a huge asset to Progressive.
Sam is by far the best I have worked with. She’s always available and replies in a timely manner. Always a pleasure working with her. Thank you for all you do for us.
I had the privilege of working with Alyssa Kraus. She is incredibly responsive, detail oriented, and knowledgeable. So grateful for all her help!
Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. Our managers physically inspect every community at least every other month. If your board wants more frequent checks, there's a small fee.
As a starting line. The HOASnapshot is a proprietary report, kind of a Carfax for HOAs, that condenses the CC&Rs, budget, reserve study, delinquency figures, legal matters, and other key data into a ranked summary. Boards come back to it whenever they weigh a major decision.
Thoroughly. Managing roughly 1,000 properties and over 269 associations demands it. Our policies include:
- General Liability – For any injury or property damage connected to our work or the properties we oversee.
- Errors and Omissions – Protects against professional errors in our management and sales work.
- Cybertheft – Operating, trust, and reserve dollars are insured against online theft.
- Workers Compensation – Our people are covered by the state fund for job injuries.
- Fidelity Bond – Association money we hold is protected by a $1,000,000 bond.
Reach out to our management team and we'll make a change. We'd ask you to give your manager a few months to learn the community first. After that, if it still isn't right, we'll find a better match.
First, your board gives notice to its current manager. Check the agreement before you do. Some contracts require 30 days, some 60, and a few only allow cancellation inside a once-a-year 30-day window, otherwise renewing for twelve more months. Email or a written letter both work. Next you sign with us, and then it's our turn. We'll reach out to the outgoing company, take on the owner role, pick up the governing documents, handle the bank changeover, and onboard owners. We need at least 30 days, and 45 is better.
