Rates on the table
Straightforward pricing makes a board's life easier.
Ours is all-inclusive, so routine services come without add-on charges. We list our rates publicly, which means you can estimate the cost before you ever reach out.
Once you're with us, the rate doesn't wander.
Our fee is 2% for management, which is below the industry average, plus standard per-owner charges. Your board then picks the financial and meeting support it needs. Nothing else.
Use the calculator on our Pricing page for a quick estimate, then request a free quote. We'll lock the details down in writing within one business day.

A family company for the harbor area
From a 12-unit building with ocean views to a much bigger community up the hill, we can manage it. We're family-owned, with more resources than a solo manager and a personal approach you won't get from a national chain. You'll get the experts and the relationship.
Managers you can actually reach
Our managers keep sustainable portfolios. It's how we make sure your calls and emails get answered.
Our proactive managers already work with associations around San Pedro and the harbor.
Regional supervisors back them with years of experience.
Our family-owned corporate office adds HOA career professionals who know the federal and state laws your association must follow.
Need to go straight to the top? Scott Brady, our CEO and founder, shares his email with every board.
The founder behind the name
Scott Brady's work in Southern California real estate began in 2012. He saw firsthand that HOA management needed reform and founded Progressive Association Management in 2020. He's advocated for change at the state and local level, written the book on HOAs, and built tools to keep associations financially healthy.
Resources for San Pedro boards
We maintain a full library of free resources for board members. It's open to anyone who wants to run a better HOA.
That includes boards that self-manage.
Harbor-town HOA guidance for San Pedro
Older buildings and view communities
San Pedro has older condo buildings near the waterfront and hillside townhome communities with ocean views. Both face the same coastal conditions, just at different elevations.
Paint and metal on a faster schedule
Wind and salt air off the harbor shorten the life of exterior paint, railings, and metal stairs. Budgets in San Pedro should assume more frequent touch-ups than an inland building.
Faults, slopes, and sea air
San Pedro sits near the Palos Verdes fault, and hillside lots need drainage checks to keep slopes stable. Coastal exposure also affects how exteriors age, which is worth discussing with your broker.
Preparing for SB 326 findings
In San Pedro's older buildings, SB 326 balcony and stair inspections often turn up repair work. Budgeting ahead of the inspection keeps those findings from becoming an assessment.
Waterfront favorites
Point Fermin, the Korean Bell of Friendship, and the redeveloped waterfront along the harbor make San Pedro a favorite for anyone who loves the ocean.

The manager for our property is Alyssa. She is very professional, always quick to return phone calls and emails, and is very proactive in getting needed quotes and repairs. She is a huge asset to Progressive.
Sam is by far the best I have worked with. She’s always available and replies in a timely manner. Always a pleasure working with her. Thank you for all you do for us.
I had the privilege of working with Alyssa Kraus. She is incredibly responsive, detail oriented, and knowledgeable. So grateful for all her help!
Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. Managers inspect each community on-site at least every other month. If your board would like more visits, we'll add them for a small fee.
It's a proprietary report we created, a lot like a Carfax for your association. It pulls together the CC&Rs, budget, reserve study, delinquencies, litigation, and other critical data, then prioritizes it. Boards use it as their decision-making baseline.
Managing nearly 1,000 properties and over 269 associations, we keep comprehensive insurance, including:
- General Liability – Covers injury or damage at communities, rentals, and job sites.
- Errors and Omissions – Protects agents in HOA management, residential management, and real estate sales.
- Cybertheft – Keeps operating, trust, and reserve funds safe from criminals.
- Workers Compensation – State-fund coverage for job-related injuries.
- Fidelity Bond – A $1,000,000 bond protects the funds we hold.
It happens. Let our management team know and they'll assign a new manager. Give your current one a few months to settle in first, though, since every community has a learning curve.
Start by terminating your current contract. Check the terms before you send notice: some require 30 days, some 60, and a few only let you cancel during one 30-day window each year before renewing. Notice by email or letter works. Then sign with us, and our team takes over the transition, from contacting your old company and assuming the owner role to collecting governing documents, switching banks, and onboarding owners. We can do it in 30 days, but 45 is better.
