Management that takes work off a Long Beach board
Know your price before the first call
Management fees shouldn't be a mystery.
Everything is bundled into one all-inclusive price, so there are no surprise charges hiding in the fine print. Our rates are published online, which means your board can run the numbers before talking to anyone.
After onboarding, your costs stay steady month to month.
Pricing starts with a 2% management fee, which is below the industry average, plus standard per-owner charges. From there, your board chooses the level of financial and meeting support it needs. Nothing else gets tacked on.
Plug your association's details into the calculator on our Pricing page for a quick estimate. When you're ready, ask for a free quote and we'll confirm it in writing within one business day.
The full breakdown lives on our Pricing and Transparency pages.
Seven promises, in writing
Each of these guarantees is part of every contract we sign. If we miss the mark, the fix comes with a real reduction in your fees.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
Sized right for Long Beach communities
A 12-unit building near Bluff Park and a 400-owner tower downtown need different things, and we handle both. As a family-owned company, we sit in the sweet spot: more depth than a one-person shop, and far more personal attention than a national chain. You'll get a team of specialists who still know your board by name.
Managers with room to focus on you
We cap how many associations each manager carries. A manageable portfolio gives your manager the time to actually be there for your board.
Our local managers already work with associations around Long Beach and stay a step ahead of problems.
Experienced regional supervisors back them up every day.
Behind them, our family-owned corporate office is staffed by career HOA professionals who track the federal and California laws that apply to your association.
Every Progressive board also gets a direct email line to our founder and CEO, Scott Brady.
Meet the founder behind Progressive
Scott Brady has worked in Southern California real estate since 2012. Seeing how much HOA management needed reform, he launched Progressive Association Management in 2020. He's pushed for change at the state and local level, wrote the book on HOAs, and built tools that help boards keep their finances on solid ground.
Free tools for Long Beach board members
We built a full resource library for board members, and it's open to everyone, clients or not.
Self-managing for now? You're still welcome to use it.
Notes for Long Beach HOA boards
Small buildings, volunteer boards
Many Long Beach associations sit in buildings from the 1960s through the 1980s, and plenty have fewer than 20 units. In a building that size, a handful of volunteers ends up handling everything from a plumbing call to the annual budget, which is where outside management makes the biggest difference.
Aging systems that need a plan
Cast-iron drain lines, older elevators, and parking structures need closer attention as buildings pass the 40- and 50-year mark. Scheduling those replacements through the reserve study keeps them from turning into emergency repairs.
Salt air, seismic risk, and your insurance
Buildings near the water see faster corrosion on railings, stairways, and balcony hardware. Long Beach also sits along the Newport-Inglewood fault, the source of the 1933 Long Beach earthquake, so it's worth reviewing earthquake coverage or a seismic repair reserve with your insurance broker.
Balcony inspections under SB 326
California's SB 326 requires condo buildings with three or more units to inspect wood-framed balconies, stairs, and walkways. Coastal moisture speeds up dry rot, so Long Beach boards should set money aside for the repairs an inspection may turn up instead of waiting for the report.
Living in Long Beach
The Queen Mary, the Aquarium of the Pacific, the Naples canals, and Rancho Los Cerritos are all close to home, along with the beach path that runs from Shoreline Village to Belmont Shore.

Long Beach communities and services we cover
The kinds of associations we run
We work alongside boards that oversee communities all over Southern California. Our communities have anywhere from 10 to 800 owners, so your Long Beach association very likely fits right in.
Our portfolio includes:
- Residential communitiesThis includes single-family home associations, townhomes, condos, and multi-unit residential buildings
- Commercial and retail centersThese are standalone commercial properties that exist in concert with association-governed spaces
- Mixed-use developmentsThese are communities that combine residential and commercial spaces
Own a single rental rather than an association? Our sister company, Progressive Property Management, can help.
Our day-to-day work
Good management looks like this: CC&Rs get followed, the books stay accurate, and issues get handled before they grow.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
At least every other month. Your manager walks the property in person, and if your board wants more frequent visits, we can add them for a small fee.
It's our own association report, a bit like a Carfax for your HOA. We pull together the CC&Rs, budget, reserve study, delinquencies, any litigation, and other key data, then rank what matters most. Boards use it as a starting point for big decisions.
Yes. With close to 1,000 properties and more than 269 associations under management, solid coverage isn't optional for us. Our policies include:
- General Liability – Protects against injury or property damage at a community, at a rental, or while work is underway.
- Errors and Omissions – Covers our agents' real estate work, from association and residential management to sales.
- Cybertheft – Criminals target anyone holding money, so we insure operating, trust, and reserve funds against theft.
- Workers Compensation – This state fund covers any employee, manager, or agent hurt on the job.
- Fidelity Bond – A $1,000,000 bond protects the association funds we hold.
Absolutely. Not every pairing works. Let our management team know, and we'll move your account to another manager. We do ask that you give a new manager a few months to learn your board and building first.
Step one is ending your current management contract. Read it closely. Some allow 30 days' notice, some 60, and a few only let you cancel during one 30-day window before auto-renewing for a year. Once you've given notice by email or letter, you sign our agreement and our team takes it from there. We contact your old company, take over the owner role, collect your governing documents, move your bank accounts, and onboard your owners. We can finish in 30 days, though 45 gives everyone a little more breathing room.
