Less hassle for Los Angeles HOA boards
Clear pricing, no guessing
You shouldn't need a spreadsheet to decode your management costs.
Our pricing is all-in. You're billed for the service you get, not a pile of add-on fees. Since our rates are public, your board can estimate costs before ever contacting us.
And once you're on board, there are no curveballs.
The structure is simple: a 2% management fee (lower than the industry norm) plus standard per-owner charges. Your board then decides how much help it wants with financials and meetings. Done.
Enter your HOA's information in the calculator on our Pricing page to see a number. Then request a free quote and we'll lock in the details in writing within one business day.
Our Pricing and Transparency pages spell out everything.
Guarantees with teeth
We put these seven commitments in every contract. When we come up short, you get a fix plus a financial credit against your fees.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
The right size for a Los Angeles association
Some of our Los Angeles clients have a dozen units, others have hundreds. Either way, we fit. We're family-owned, which gives us more capacity than a solo operator and a more personal touch than the national management giants. You get specialists on call and people who remember your name.
Managers who aren't spread thin
We'd rather do fewer accounts well than overload our people. Every manager keeps a portfolio they can actually handle, so your board never feels like an afterthought.
Our local managers are already at work with associations across Los Angeles, and they like to get ahead of issues.
Seasoned regional supervisors are right behind them.
Our corporate office, owned by the same family since day one, employs HOA careerists who keep up with every federal and California law that touches your association.
Plus, your board can email our founder and CEO, Scott Brady, directly.
About our founder, Scott Brady
Scott Brady's Southern California real estate career began in 2012. He saw firsthand how much HOA management needed to change, and in 2020 he founded Progressive Association Management. He has advocated for reform in Sacramento and locally, written the book on HOAs, and developed tools that help boards stay financially sound.
A resource library for LA boards
Better HOAs help everyone, so we've created a deep library of board resources that's free to use whether or not you hire us.
Self-managed boards are welcome to dive in too.
Running an HOA in Los Angeles
Every building type, one set of rules
LA associations include high-rises Downtown and in Westwood, mid-rise buildings in Koreatown and Mid-City, and small condo conversions on the Westside. Whatever the size, each one owes owners the same Davis-Stirling basics: regular financial reviews, an annual budget report, and an up-to-date reserve study.
Elevators, garages, and life-safety systems
Parking structures, elevators, and fire life-safety systems drive most of the large repairs in LA's multi-story buildings. City permitting adds time to exterior and structural work, so the best results come from planning a year or more before a repair turns urgent.
Insurance after the 2025 fires
The January 2025 Palisades and Eaton fires made wildfire risk a central topic at insurance renewals, even for buildings far from the hills. Earthquake coverage is a separate decision every LA board should revisit. We track your policy dates and work with your broker well ahead of renewal.
Reserves and resale
Lenders look at reserve funding when owners sell or refinance, so an underfunded reserve can affect property values, not only repair plans. Keeping the reserve study current and contributions on track protects both.
Close to everything LA offers
Dodger Stadium, the Getty Center, Griffith Park, and the Music Center are all part of everyday life here, along with neighborhood favorites like Grand Central Market.

Los Angeles communities and services we cover
Who we manage for
Our clients are HOA boards responsible for communities across Southern California, with as few as 10 owners and as many as 800. If your Los Angeles association falls in that range, we're likely a strong fit.
That includes:
- Residential communitiesThis includes single-family home associations, townhomes, condos, and multi-unit residential buildings
- Commercial and retail centersThese are standalone commercial properties that exist in concert with association-governed spaces
- Mixed-use developmentsThese are communities that combine residential and commercial spaces

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
They do. Each community is inspected on-site no less than every other month, and we'll schedule additional visits for a small fee if your board asks.
The HOASnapshot is a report we developed in-house. It works like a Carfax, condensing your CC&Rs, budget, reserve study, delinquency figures, litigation history, and more into a prioritized overview. Boards use it to set a baseline and benchmark future decisions.
We are. Overseeing almost 1,000 properties and over 269 associations demands strong protection, so we carry:
- General Liability – For injuries or property damage at a community or rental, or during work we perform.
- Errors and Omissions – Coverage for agents handling association management, residential management, and real estate sales.
- Cybertheft – Protection for operating, trust, and reserve funds against criminals who target money handlers.
- Workers Compensation – Covers employees, managers, and agents injured at work through the state fund.
- Fidelity Bond – A $1,000,000 fidelity bond covers funds we hold on your behalf.
Yes. Sometimes the chemistry just isn't there. Reach out to our management team and we'll assign another manager to your account. Before you do, we'd ask you to give your current manager a few months to get to know your board and property.
First, terminate your existing management agreement. Read the contract carefully, because terms vary. Many require 30 or 60 days' notice, while a few only permit cancellation within a set 30-day window and renew automatically for a year if you miss it. Termination can go out by email or in writing. After that, you'll sign our contract and we'll launch the transition: contacting your previous company, obtaining the owner role, collecting governing documents, changing banks, and onboarding owners. We can complete it in 30 days, but we prefer 45.
