Management that helps Gardena boards
Upfront pricing, no surprises
We think pricing should be clear and dependable.
Our all-inclusive fee covers the services you use without hidden add-ons. And since we publish rates, your board can estimate costs on its own.
Your rates remain stable once you're onboarded.
We charge a 2% management fee, which is lower than the industry average, plus standard per-owner charges. Your board chooses how much financial and meeting support to add. That's everything.
Our Pricing page has a calculator for quick estimates. When you're ready, request a free quote, and we'll confirm it in writing within one business day.
Our Pricing and Transparency pages have the details.
Guarantees built into your contract
All seven guarantees are part of our agreements. Fall short, and we'll fix it and reduce your fees.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.
- Satisfaction - The board can cancel the contract with 60 days' notice
- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
A Gardena partner of the right size
We serve small associations and large ones alike. As a family-owned company, we have more depth than a single-person shop and more warmth than the national players. You'll get a team of experts who also know your board personally.
Managers you can count on
Our managers carry sustainable portfolios, which means yours has time to serve your board well instead of rushing from crisis to crisis.
Our proactive local managers already work with associations in Gardena and the South Bay.
Regional supervisors stand ready to support them.
Our family-owned corporate office employs HOA professionals who know which federal and state laws impact your community.
You'll also have direct email access to our founder and CEO, Scott Brady.
The founder's perspective
Scott Brady got into Southern California real estate in 2012. Seeing how much HOA management needed reform, he founded Progressive Association Management in 2020. He has pushed for change with local and state leaders, written the book on HOAs, and built tools that help keep associations financially sound.
Resources for Gardena board members
We've built a library of board resources and made it free for everyone. Better-run HOAs are good for all of us.
Self-managed boards can use it, too.
Gardena HOA planning basics
Small complexes, shared amenities
Gardena associations are usually small complexes from the 1970s and 1980s with carports and a shared pool. A few big components make up most of the long-term costs.
Staggering the replacements
In older complexes, plumbing, roofing, and paving often reach the end of their life around the same time. A reserve study lets the board stagger those projects over several years.
Coverage near the Newport-Inglewood fault
Gardena's buildings sit near the Newport-Inglewood fault, and many were built decades ago. Boards should confirm that replacement-cost values on the master policy reflect today's construction prices.
Avoiding one-time bills
Repiping and reroofing are the Gardena projects most likely to need a special assessment. Funding them steadily is the simplest way to avoid large one-time bills for owners.
Food, culture, and the coast
Gardena's food scene, the Gardena Valley Japanese Cultural Institute, and a quick drive to the South Bay beaches make it a welcoming place to live.

The manager for our property is Alyssa. She is very professional, always quick to return phone calls and emails, and is very proactive in getting needed quotes and repairs. She is a huge asset to Progressive.

I had the privilege of working with Alyssa Kraus. She is incredibly responsive, detail oriented, and knowledgeable. So grateful for all her help!
Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. We inspect each community on-site at least every other month. Boards can request extra inspections for a small fee.
Our HOASnapshot is a proprietary, Carfax-style report on your association. It brings together your CC&Rs, budget, reserve study, delinquencies, litigation, and other critical data, then ranks priorities. Boards use it as a decision-making benchmark.
With nearly 1,000 properties and over 269 associations to manage, we carry comprehensive insurance:
- General Liability – For injury or property damage at job site.
- Errors and Omissions – Coverage for agents in association and residential management and real estate sales.
- Cybertheft – Protects business operating, trust, and reserve funds from thieves.
- Workers Compensation – State-fund protection for injured staff and agents.
- Fidelity Bond – A $1,000,000 bond covers all funds on hand.
Yes. If the fit isn't right, let our management team know and we'll assign someone else. Please give your manager a few months to get comfortable with your board and community before making the call.
Your board will first need to end its existing contract. Pay close attention to the termination clause: some need 30 days' notice, others 60, and a few only allow cancellation in a set 30-day window before renewing for a year. Termination can go by email or in writing. Then sign our contract and we'll begin the transition. We'll contact your old company, take on the owner role, collect governing documents, change banks, and onboard owners. Thirty days works, but 45 days is ideal.
