Lightening the load for San Dimas boards
Transparent rates from day one
Pricing should be easy to follow and easy to plan around.
So we keep ours all-inclusive. You pay for the work we do, without a list of surprise extras. We even publish our rates, letting your board estimate costs before reaching out.
Once we're managing your community, your costs hold steady.
We charge a 2% management fee, below the industry average, combined with standard per-owner charges. Your board picks how much financial and meeting support it needs, and that's the full picture.
Want a number now? Use the calculator on our Pricing page. When you're ready, request a free quote and we'll confirm everything in writing within one business day.
Full details are on our Pricing and Transparency pages.
What we guarantee
These promises are contractual, not just marketing. If we let you down, we'll correct it and reduce your fees to show we mean it.
- Response - Owner inquiries are answered within 2 business days
- Vendors - Work meets the board's standards
- Financial Reporting - Provided by the end of the following month
- Service - Managers carry no more than 10 associations or 1,000 owners.

- CEO Access - Every owner gets direct email access to our CEO
- Transparency - We provide an HOASnapshot report if requested, and all contract and pricing information is provided upfront.
A San Dimas partner that's just the right size
Small foothill associations and large planned communities both work well with us. As a family-owned firm, we offer more support than a tiny local outfit and a warmer relationship than any big national brand. Think of us as the Goldilocks option: close enough to know you, big enough to bring specialists.
Managers with balanced workloads
We don't pile accounts onto our managers. A sustainable portfolio means yours has the time and energy to serve your board properly.
Local managers who think ahead are already supporting communities near San Dimas.
Knowledgeable regional supervisors stand behind every one of them.
At headquarters, our family-owned staff of HOA veterans stays current on the state and federal laws that apply to you.
On top of that, you'll have founder and CEO Scott Brady's direct email.
Experience at the top
Our founder, Scott Brady, has been part of Southern California real estate since 2012. He started Progressive Association Management in 2020 after seeing how much HOA management needed reform. He's fought for better rules at the local and state level, written the book on HOAs, and built tools that help boards protect their finances.
Board resources, free to all
Improving HOA management is personal for us. That's why we've assembled a full resource library for boards, available whether you're a client or not.
Choosing to self-manage? Lean on it anytime.
What matters most to San Dimas boards
Trails, greenbelts, and private streets
Many San Dimas associations are single-family and townhome communities with equestrian trails, private streets, or shared open space. That usually means large landscaping contracts and a lot of ground to inspect.
Planning for the new turf rules
Landscaping and water are a large share of most San Dimas budgets. California's AB 1572 bans drinking-water irrigation of nonfunctional turf in HOA common areas starting in 2029, so boards should start planning and pricing conversions now.
Fire safety along the forest edge
North San Dimas borders the Angeles National Forest, which gives foothill communities real wildfire exposure. Defensible space, ember-resistant vents, and documented brush clearance all help when the insurance renewal comes around.
Walls, streets, and drainage
Private streets, perimeter walls, and slope drainage are the components most likely to lead to a special assessment here. Updating their cost estimates in the reserve study every year keeps those projects funded.
Outdoors in San Dimas
Puddingstone Reservoir in Bonelli Park, the San Dimas Canyon Nature Center, and the Walnut Creek trails make it easy to get outside without leaving town.

Our HOA has had the privilege of working with Neil Murphy. I cannot begin to explain how much Neil has gone above and beyond for our community. He puts in an excessive amount of hours and keeps his cool. Neil, if you see this, we appreciate you and thank you for all your hardwork and dedication.
Our property manager, Neil Murphy, is very responsive to questions/concerns that arise from residents in our HOA. When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.

FAQs
Yes. We inspect each community in person at least every other month. If your board would like more visits, we can add them for a small additional fee.
It gives you the big picture fast. Like a Carfax for your association, our proprietary HOASnapshot pulls the CC&Rs, budget, reserve study, delinquencies, litigation, and related data into one report and flags the priorities. Boards use it as their decision-making baseline.
Thoroughly. Our portfolio of nearly 1,000 properties and more than 269 associations calls for comprehensive coverage, including:
- General Liability – Responds to injury or property damage at communities, rentals, or job sites.
- Errors and Omissions – Insures agent activity in real estate, including HOA and residential management and sales.
- Cybertheft – Defends operating, trust, and reserve funds from online criminals.
- Workers Compensation – A state fund policy covering injured employees, managers, and agents.
- Fidelity Bond – We hold a $1,000,000 bond that protects the money in our custody.
Contact our management team and we'll assign a new manager to your community. Fit matters. That said, we encourage boards to give any new manager a few months to adjust before making a change.
It starts with ending your current agreement. Check your contract's terms, since notice periods differ. Some need 30 days, others 60, and a handful only allow cancellation during one 30-day window each year before automatically renewing. Send termination by email or written notice, then sign with Progressive. From there, we manage the transition: reaching out to your old company, getting the owner role transferred, collecting governing documents, moving bank accounts, and onboarding every owner. It can be done in 30 days, though we like to have 45.
